DESCRIPTION This Grade II Listed end of terrace cottage is thought to have been constructed circa 1800, however, the deeds suggest that a dwelling existed on this site as far back as 1698. The current property, constructed of slate stone rubble and slate hung to the front and sides, is thought to have been extended circa 1900. This beautiful cottage sits on the banks of the Hamoaze, the tidal estuary of the River Tamar and consequently enjoys uninterrupted water views with the water lapping at the garden wall. The southerly facing front garden which has been landscaped and laid to patio and deck is a particularly enviable position to enjoy both the sunshine and the idyllic outlook. The view is also assured from the master and second bedrooms along with the living room and dining room, whilst the rear garden, which is substantial, is elevated above the cottage and consequently delivers outstanding water views, a benefit that the previous owners have capitilised on by positioning a summer house towards the rear of the plot. Quietly tucked away in this tranquil backwater within the popular hamlet of Wilcove, the accommodation includes an entrance porch, dining room, fitted kitchen, sitting room, rear porch, utility area and WC, two bedrooms, study/occasional bedroom three and a bathroom. Character features include an exposed stone wall in the sitting room, revealed lintels and beams, whilst the windows have been modernised sensitively with the installation of double glazed sash style sealed units. Gas central heating warms the cottage which boasts an outstanding galley kitchen with polished granite worktops, a range style cooker with extractor hood over and integrated dishwasher, fridge and freezer. The dining room and kitchen floors are finished in high quality Karndean floor coverings whilst the living room has a gas fired burner as a focal point. The master bedroom is equipped with fitted wardrobes and has a period fireplace, whilst the modern bathroom suite is fully tiled and includes a Jacuzzi style bath with shower over. At the end of the private access lane there is a residents turning area which gives access to four large single garages, the middle of which forms part of 2 Pato Point. Favourable reisents mooring rates are available via the local village moorings committee. Planning permission lapsed in 2010 for an extension which would have increased the accommodation to include an additional bedroom, bathroom and reception hall.
