" '30 Wyndham Square' comprises a Grade II Listed residence which was built in 1823 and has an interesting and historic past. The property was once part of St. Boniface´s Catholic College which dates back to 1852. In 2004 a new central heating boiler and system together with thermostat controls on the radiators were fitted. The property was re-wired and the installation of a ´Grade A´ fire detection alarm system along with emergency lighting, fire doors, new bathrooms and kitchen was also completed. The sewage and drainage system were inspected and replaced as recommended. The property is currently licensed as a House of Multiple Occupancy (HMO), with a new licence from January 2012 for 6 persons. The gas safety, emergency lighting, fire detection and security system inspection, electrical appliance tests and installation were all completed in July 2011 together with the electrical installation and condition report on 11th January 2012. The property still retains an abundance of period features including arched Georgian windows, fireplaces, ornate ceiling mouldings, a fantastic staircase and window shutters. The property has gas central heating and the lettings bedrooms have the convenience of their own sink. The accommodation, on the ground floor, comprises a reception hall, two letting rooms, a bathroom and a large kitchen/family/breakfast room with French doors opening onto an enclosed rear courtyard garden. On the first floor there is a large room to the front of the property which is currently used as a communal sitting room, two further double bedrooms, a shower room/w.c. with access to a large airing cupboard and boiler room, and there is a separate w.c. On the second floor there are two further double bedrooms. To the front of the property there is an enclosed garden and permit parking. To the rear of the property there is an enclosed courtyard garden which enjoys a sunny aspect and has various flowers and shrubs, and gate giving access to the rear service lane.
