CONSTRUCTION We have been informed of the following:
The dwelling is not of a conventional construction. The original building was a prefabricated structure, although a brick outer has been erected around the outer skin walls. Prefabricated buildings contain asbestos cement walls which a hard concrete-like material containing approximately 10% white asbestos; the remainder being cement which has been mixed with water to produce which is in effect, a lightweight reinforced concrete.
Interested parties are invited to make their own investigations in this regard and R Longstaff & Co would be happy to make the necessary arrangements to facilitate access to the property. If the purchaser intends to demolish, or alter the building, they should make adequate arrangements and they should dispose of any hazardous materials in the appropriate manner.
The property has been fitted with PVCu windows more recently.
TITLE The bungalow and the garden ground to the East, South and West (outlined red and hatched green) are registered with the land registry and the vendor holds 'Title Absolute'. ?There is a statutory declaration from the previous owner confirming that they used the land located to the north of the dwelling (crosshatched on the attached plan) during the time of their ownership and the land has also been used since the vendors purchased the property in May 2000; the Land Registry have not granted possessory title at the present time.? If any parties have any queries in relation the title, they should seek confirmation from the vendors Solicitor.
