Situated in the conservation village of Kilbarchan is this traditional detached farmhouse which dates back to circa 1688 and was converted to its current family home in the early 80?s. It offers fabulous flexible family accommodation all on the level which comprises of a broad reception hall, WC with wash hand basin, a breakfast sized kitchen with quality wall and base units and free standing range. Off the kitchen is the TV room. Proceeding back through the property from the hall way is the dining room/bedroom 4 with direct access into courtyard, this has natural light via velux windows. The fabulous L-shaped lounge is 32ft long and has dual aspects. From the lounge there is an inner hall leading to further bedroom accommodation where there are 3 bedrooms, the principal bedroom having en-suite bathroom. This has been fully tiled and includes WC, wash hand basin and bath with electric shower. Also on this elevation is the separate shower room which has again WC, wash hand basin and shower cubicle. From the master bedroom there is what is currently used as a second kitchen/utility room, it has plumbing facilities and a further door giving access to the court yard. With the correct permissions this could ideally be used as a granny annex or student accommodation. Externally to the front there is a court yard which has been stone chipped and is bordered by mature trees, it is accessed by a timber gate and has a turning circle which is ideal for parking and can accommodate many vehicles and includes integral single garage. To the rear there is a further court yard which is stone chipped and again has a lawn area and can be used for further parking. The subjects do benefit from gas central heating and double glazing and is ideally placed in the village of Kilbarchan for access to A737 bypass, the village of Kibarchan and all local leisure facilities.

Kilbarchan is an historic conservation village with offers a range of local shops and facilities and is an ideal base for the commuting client being adjacent to the bypass which links up with the M8 motorway for connection to Glasgow and to Glasgow Airport, Paisley, Braehead Shopping Centre, Glasgow City Centre southwards to the Ayrshire coastline. Further shopping facilities can be found in the nearby town of Johnstone which will more than adequately cater for everyday needs and requirements. There is also a train station at Milliken Park with additional park and ride facilities available at Johnstone and Howwood.
