" Built to an exceptional standard, and surprisingly large (1,808 sq ft), a three double bedroom cottage with many delightful touches from the oak staircase to bespoke doors. Note the property is also one of the most energy efficient we have ever seen!

An individually built three double bedroom property located in a quiet location yet close to all amenities in this great village Kirtlington is a vibrant village with a good community. Locally there is a village school which is also a feeder to the Marlborough School in Woodstock, a shop with Post Office, one pub/ restaurant, a further Johanssens & AA rated hotel/ restaurant, and a fine church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions. Travel to Oxford, London and Birmingham is straightforward by either road or rail, and there are frequent bus services. For further information about the village please visit en.wikipedia.org/wiki/kirtlington. Orchard Cottage was built some 6 years ago by the current owner with a high quality build and finish. On the ground floor the owners have installed under-floor heating, whilst upstairs is served by radiators. The property also has some remaining NHBC warranty. The owners have used high quality fittings throughout, including oak floors and doors and handmade door furniture. The cottage is reached at the end of a private road, which serves only Orchard Cottage, the neighbouring house and The Old Bakehouse, so it is tucked away and very secluded. On entering Orchard Cottage, we were immediately struck by the light from the full height hallway. Doors from the hall lead to the living room, dining room, kitchen/diner and cloakroom. The kitchen/diner to the front of the property is large enough for a table to seat 8, and is finished with a cottage style range of kitchen units. Built in appliances include a NEFF fridge/freezer and NEFF dishwasher, and there is also a Rangemaster cooker (available under separate negotiation). The dining room has two sets of double doors, one from the hallway and another from the kitchen. This is a cosy room, currently used as a second sitting room. Beyond the dining room is a small utility room with door to the garden. The spacious living room, positioned at the rear of the property, has a wood burning stove, oak floor and doors to the garden.
