An individually built four bedroom property located in a quiet location yet close to all amenities in this great village Kirtlington is a vibrant village with a good community. Locally there is a village school which is also a feeder to the Marlborough School in Woodstock, a shop with Post Office, one pub/ restaurant, a further Johanssens & AA rated hotel/ restaurant, and a fine church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions. Travel to Oxford, London and Birmingham is straightforward by either road or rail, and there are frequent bus services. Built approx 8 years ago, two brothers built adjoining houses with a high quality finish and this one was sold off to our clients. Since then improvement has been continuous including upgraded kitchen, marble tiled floors, and handmade oak doors. There is even a room-by-room water sprinkler system in case of fire, a system rarely seen in properties at this price level. The cottage is reached at the end of a private lane, which serves only this and the adjoining cottage plus The Old Bakehouse, so it is quiet and very secluded. This property has been thoughtfully designed. Travertine marble floor tiles are fitted throughout downstairs, deliciously cool underfoot in the Summer and the underfloor heating makes them a real treat in winter. All the doors are oak, ensuring great sound insulation as well as being a warm contrast to the neutral finish. The kitchen is exceptionally well stocked with an unusually generous range of quality units on three sides, extending down one wall into the breakfast area. Integrated into them are a Bosch double oven and gas hob, washer dryer, fridge freezer and dishwasher, and there is also a granite work top which is both practical and stylish. Adjacent to this the breakfast area easily seats eight people and with double doors onto the garden it's extremely pleasant. Down the hall to the other end the living room is a similar size, double aspect and hence also very light. Further double doors invite the garden in, and the fireplace with its Clearview wood burning stove encourages a great, cozy feel. The other living space downstairs is a smaller room which many would use as a study, it is currently set up as a snug/ playroom. Completing downstairs is the cloak room. Moving upstairs, light, neutrality and airiness continues. At either end there is a large double bedroom. The principal room is fitted with integrated storage and wardrobes to the whole of one wall, leaving ample room for a large double bed and various other furnishings. To the rear the en-suite is well fitted with a new shower recently installed. At the other end of the landing a further double is very spacious, and also practical with a wardrobe integrated. The two remaining bedrooms could take double beds if required, and their dimensions make them easy to use. Serving all rooms, the family bathroom is well specified. A slate floor contrasts with the brilliant white suite and walls. The bath also features a thermostatic shower above with a glass screen, and unusually there is a Velux roof light directly above a standard window - an attractive design. Outside, to the front the gravelled drive leads up to parking for at least three cars, with the whole frontage flanked by a stone wall to one boundary and a neat hedge to the other. In the centre the delightful copper beech tree casts a moving canopy across a lawn area alongside which there is a shed, note there are uplights fitted to light the tree at night, a lovely feature. To the left side of the house gated access leads down a path to the rear garden. Securely enclosed, this is a lovely private space, with a terrace full width behind the house and the rest mainly laid to lawn. Various shrubs and flowering plants occupy borders to three sides giving the space a soft outlook, and the whole faces East hence it attracts the sun throughout the summer days until later. For those wanting a vast expanse of open space, the village playing fields are just a few hundred metres away, and many beautiful bridleways and paths are just a few minutes' walk from the house.
