" An immaculately presented and very pretty stone cottage set in a no through road on the edge of this much favoured north Oxfordshire village. The sitting room features a wood burning stove and oak floor. The rear of the property has been extended and now offers a stylish kitchen and light filled dining room with glass roof. Upstairs there are two bedrooms, a bathroom and good loft storage. The beautiful south facing rear garden has a most useful stone-built studio/home office at the end. The property is being sold with no forward chain. 2 bedrooms, bathroom, sitting room, dining room, kitchen, detached studio, rear garden. SITUATION    Islip is a popular village about two miles east of Kidlington and five miles north of Oxford. Edward the Confessor was born here and tradition holds that he was baptised in the old church. Its amenities include a village shop, village hall, two public houses (The Red Lion and The Swan Inn), a doctors' surgery, Dr Souths Primary School and St Nicholas Church. The train station is currently being upgraded and is due to reopen on 26 October 2015. This new improved line will offer easy access to Oxford and will be on the new Oxford Parkway to Marylebone line. FIRST FLOOR LANDING    Downlighter, access to the loft via drop down stairs. MASTER BEDROOM 10'7\" x 9' (3.23m x 2.74m). Wall to wall built-in cupboards, feature cast iron fireplace, radiator. BEDROOM 2 9'1\" x 7'2\" (2.77m x 2.18m). Radiator, built-in shelving, telephone point. There is a compost area, a barrel style water butt and a gate leading to the right of way over the neighbours' gardens to the left. At the end of the garden, there is another gate to a path which allows pedestrian access to Bridge Street. Views from here span over a lavender field and there are allotments close by, as well as excellent local walks. STUDIO 10' x 6'7\" (3.05m x 2m). Tiled floor, power and light, double glazed window, outside light. This would make an ideal home office or art studio. There also is a useful tool shed next to it. DIRECTIONS    From Summertown travel north on the Banbury Road, at the roundabout take the second exit and stay on the Banbury Road. At the next roundabout take the fourth exit onto Bicester Road. At the following roundabout take the second exit and continue onto Kidlington Road and Church Close. Go over the bridge and turn right into Collice Street where the cottage will be found on the left.
