" A detached modern house in a quiet village location, on the edge of the protected area of Otmoor and in good commuting distance.

DESCRIPTION A very smartly presented three bedroom detached house, tucked away in a quiet cul-de-sac with a private enclosed garden. The property has been very well looked after by the current owners and slightly altered to provide a larger kitchen with doors opening to the garden and granite worktops, cloakroom, dual aspect living room with a propane gas fire and an entrance hall. To the first floor is a light landing with an airing cupboard and access to the loft, master bedroom with en suite shower room, a second double bedroom and third single bedroom, family bathroom with a white suite.
At the front is parking and the single garage has an integral door and built in storage, side access path to the rear and a secondary side gate to the garden. Immediately behind the house is a raised patio terrace with lower side terraces, a well kept lawn and an evening terrace in one corner. The garden is private and enclosed on all sides, well stocked flower beds and an outside tap. SITUATION Murcott is a quiet and attractive village located to the north of Oxford and about 6 miles south of Bicester. There is a well known thatched village pub with a Michelin star, The Nut Tree, a parish church, on a bus route and surrounded by lovely countryside. Of particular note for commuters, the location offers easy access to A41, A34 and Junction 9 of M40. The village is one of the seven villages scattered around the edge of Otmoor, an area which has been designated as a site of special scientific interest, with its RSPB reserve, meadows and reed beds. DIRECTIONS From the Northern Bypass of the Oxford Ring road take the exit at Marston and proceed North towards Elsfield and turn immediately left towards Woodeaton. Continue through this village and on reaching the T-Junction turn left towards Islip. Proceed into Islip over the bridge and turn right, then right again onto Middle Street. Leave the village and after about ? mile take the right turn to Charlton-on-Otmoor, stay on this road through Fencott and continue into Murcott.
