" You enter the property into a bright porch with a vaulted ceiling and flag stone floor. From here you continue into the dining hall, with finished floorboards and stairs up to the mezzanine family room, or minstrel's gallery. To your right double doors lead through into the airy drawing room with a fabulous fireplace with timber bessemer, wood burning stove and stone surround and shelving in the chimney breast recesses as its focal point. To add to the airy feel it has a vaulted ceiling with exposed purlins, French doors and sidelights out to the garden, with a finished wood floor. Ahead of you off the dining hall is a utility room with full height cupboards housing the central heating boiler and a cloakroom, whilst to your left is the kitchen. As with the drawing room it runs the width of the barn and is fitted with an extensive range of wall and base units with granite work surfaces, built in appliances, French doors out to the garden and a tiled floor that continues into the utility room. Off the rear hallway are two double bedrooms, both with fitted wardrobes and one with an en suite. There is also family bathroom and stairs up to a third double bedroom with a vaulted ceiling.
From the dining hall the stairs rise to a mezzanine family room or minstrel's gallery that is open to the drawing room to one side and to the other is the fourth double bedroom with fitted wardrobes and an en suite.

Situation
The barn is tucked away in a conservation area in the sought after village of Toot Baldon. Within the village itself are the picturesque medieval church of St Lawrence, with views over open farmland, and the Mole Inn ? rated by Sawday's as one of Britain's top gastro-pubs. The neighbouring village of Marsh Baldon is centred is around the 24-acre gated village green, where the local cricket club play during the summer, an attractive Church and a Church of England Primary School and a community-owned pub, The Seven Stars.
The village is well positioned for the major arterial routes to London and the Midlands via the M40, A34 and Oxford ring road. Nearby both Didcot and Oxford Parkway stations provide a regular main line train services to London Paddington or alternatively Oxford and Haddenham and Thame Parkway stations run to London Marylebone.

The village is ideally situated for access to the many renowned independent preparatory and senior schools in both Oxford and Abingdon and there is a school bus from Nuneham Courtenay to nearby Secondary schools.
