Exceptionally light, spacious 3/ 4 bedroom village house, with delightful views, generous garden & potential to extend (stpp) Many have heard of Woodeaton but know little about it. The settlement dates back through Roman times at which point a temple which is known to have been present probably indicated there was also a settlement. The village features a C of E church dating back to 11th century and the preaching cross on the green is known to date to the 13th century. Today it is still a small village surrounded by delightful countryside, but it is very popular with those needing easy access as Oxford and the various Headington hospitals, and there is a rail station at Islip. 4 Nourse Close is an unusual house. It sits within probably the best plot in its Close with panoramic views across the countryside to the rear. The owners have been here for over 40 years and were drawn to it because of the exceptional views as well as the access to Oxford. It is a little dated but it has been exceptionally well kept throughout and upgrades have been made over the years including double glazing. The internals feature some Scandinavian influences, most notably the full-height pine-clad ceiling to the living room, and all rooms have large windows ensuring fantastic natural light. We also believe there is potential (subject to consents) to extend the property; at least one other similar house has been extended in the past. The front door opens into a hall with coat hooks in an alcove to the side, and a unique feature is the full-height ceiling above with glass panels to the side. Walking through the next door there is a cloak room immediately to the left which has also been fitted with a shower. To the right the living room opens out. It is a delightfully light and large space with a full-height window to the side in addition to glazed doors off to a wooden conservatory with tiled floor and double doors to the terrace. There is also a chimney which, while not currently used, could be used for an open fire or wood burning stove. The architecture of the room is interesting with large timbers exposed on the ceiling plus timber uprights framing the open timber stairs. To the rear the kitchen is also large with a full range of wood units and plumbing for dishwasher/ washing machine, and the sink has been placed directly in front of the window to enjoy the view. The dining area is more than ample for a table and 8 chairs in addition to extra space for furnishings, with glazed double doors giving a direct view across the garden and fields. Behind the kitchen is a basic utility room which contains the electrics and also plumbing/ power for additional kitchen goods. Finally downstairs is an extra room currently used as a large study but equally this could be a fourth bedroom if desired. Upstairs all three bedrooms feature large integrated wardrobes, and all three overlook the garden to the side or rear. They are all similarly light and bedrooms one and two are ample doubles whereas bedroom three is a good sized single which could, by virtue of all the integrated storage, be used as a small double if required. Serving these is a family bathroom with a white suite. There is also an airing cupboard which contains a modern pressurised hot water tank. Note the water heating is currently electrically powered. Outside is an exciting space. To the rear and side the garden is gorgeous, beautifully landscaped with a wide range of flowering beds and there are also various trees including a mature eating apple. The terrace, which wraps around the right side and the rear, looks straight out across the fields and the garden faces South East hence will offer sunshine most of the day. There is side access through a gate and this leads out to the front where there is a large double garage with power and light, also featuring an electric roller door for ease of use.
