" THE PROPERTY A truly exceptional home that embodies the best of "mid century" design with generously proportioned and extremely light accommodation. The property‘s elegantly simple and uncluttered design features a striking asymmetric roof. A generously proportioned hall with hardwood stave flooring forms the heart of the house links the house to both front and rear gardens. The double aspect, L-shaped living room retains its original open fireplace whilst the warm air central heating system has been replaced with a more modern oil fired central heating system to radiators.

Directly adjacent property is a south facing terrace that opens directly onto the rear garden that measures approximately 70 feet in depth.

The property is now in need of significant updating (notwithstanding the sense of nostalgia that reeded glass and primrose coloured sanitary ware creates)! Properties of a similar design have recently been extensively remodelled to create very substantial village houses. This property therefore has significant development potential subject to the normal consents. It is extremely rare to have the opportunity to acquire a sensibly priced family home in this highly regarded village. This home has been in the present owner‘s family since its construction in the early 1970s and viewing is wholeheartedly recommended to avoid disappointment!

SITUATION Orchard Close is a tranquil cul-de-sac just off the village green and lies within the Cotswolds Area of Outstanding Natural Beauty.

Paradoxically, the village name ‘Combe‘ denotes a valley although the village itself is located on high ground at the edge of the Blenheim estate. The village is centred around a traditional green that is the venue for annual fireworks displays, Maypole dance and an autumn travelling fair - all within a stone‘s throw of The Cock Inn. The village‘s only public house dates from the end of the 17th century. The local Church of England primary school enjoys an excellent reputation and was rated as outstanding by Ofsted. In addition to a 12th century parish church, there is also a Methodist chapel. Combe Halt just outside the village is provides a limited rail service. More frequent services are available at Hanborough (2.7 miles) with journey times to Oxford and London Paddington of 9 and 68 minutes respectively. The recently opened Oxford Parkway (9.9 miles) connects to London Marylebone with a journey time of 56 minutes.

The nearby village of Long Hanborough offers a supermarket, dentist, medical centre and a very good fish and chip shop!
