DIRECTIONS
Proceed out of Eynsham along Station Road on the B4449 towards Stanton Harcourt. Just before The Fox Pub turn left into New Road and Foxburrow Close will be found on your right. The Bungalow can be found half way down the small cul-de-sac on your right hand side.

LOCATION
The semi-rural attractive small Hamlet of Sutton lies on the very edge of Stanton Harcourt, off the B4449 between Eynsham and Standlake. Facilities in neighbouring Stanton Harcourt village include The Harcourt Arms Public House that also runs the village shop/post office, Primary School, Parish Church, a good bus service to Eynsham and Oxford, modern Village Hall and a central village green. The village is surrounded by open farmland and offers idyllic countryside walks. The larger village of Eynsham with its excellent range of facilities and daily bus services to both Oxford and Witney is some two miles distant. Sutton falls within the catchment area for the highly reputable Bartholomew Secondary School in Eynsham.

DESCRIPTION

The Gardens
An enclosed front garden consists of an area of lawn, several semi-mature trees and driveway parking. Gated side access to the rear garden. The rear garden has an established rustic feel and is divided into two areas by a low retaining wall. There is some grass, a raised bed, well established shrubs and bushes, and a large pond. Whilst this may suit some purchasers others may have alternative ideas for the garden and it does have great potential for the keen gardener being a relatively wide plot. There are no overlooking properties beyond the end boundary which provides for a very pleasant open and secluded feel. There are also 2 apple trees, paved terrace with a smaller inset pond and a modern oil tank sitting on a concrete plinth behind the garage.
