" The attention to detail in this cottage is stunning. A beautiful living room with wood burner, lovely kitchen with bi-fold doors to the garden, two characterful bedrooms, and a long garden. Set on a quiet village lane, but within a short drive of amenities and mainline road/ rail. EPC Rating D.

Beautifully packaged, the very best of all worlds - character, modernity, easy of use and history, all wrapped up in a lovely stone facade. Bladon is an ancient village which has gradually grown over the years not least due to its links to Blenheim Palace, the related sawmills and farmland. Many of the properties are stone-built and dating back several hundred years, ensuring the village has much charm and feels unspoilt. The village itself contains a good pub, an eleventh century church (where many of the Spencer-Churchill family are buried, most famously Winston Churchill) and a tea room, and a wider range of amenities are available within a few miles in Woodstock and Long Hanborough. The school catchments are excellent with a choice of well regarded Primary and Secondary schools, plus various private. Road access also very good with the A44 offering fast access back to Oxford. Easy access by rail to all points of the compass is provided via Oxford Parkway to London Marylebone and Long Hanborough to Paddington. And to top it all, the village is surrounded by delightful farmland. Church Street is a quiet lane containing mostly historic cottages. Number 7 is one of a small handful that are roomy and have pretty good garden space in a village where such a thing is at a premium. It has been exquisitely updated in modern times, resulting in a house that today delights at every turn. The beams, stone, the patina of an old house, have all been sensitively preserved while modern utilities now make for an easy environment. The main door opens into a characterful living room that is instantly inviting and spacious. The beams, stone, wood floor, are all you could wish for. Sitting in this room feels special, while the addition of shelves, a cupboard and a lovely wood burner also make it easy to use and relaxing. Beyond, the kitchen is larger than expected. A real eye for detail has been applied here, with a range of cupboards down one side providing good work surface space above an ample run of units. The stone, the stylish flooring, the beams, all conspire to induce a smile. However, the main focal point is the entrance to the garden. Tri-fold doors have opened up the whole of the rear, ensuring the terrace and garden are part of the house whenever it's warm. The threshold is also the same height so, crucially, moving between the two is seamless. Even closed, this glazing floods great light through the kitchen while ensuring you always enjoy the view. To the right, a door leads into the bathroom. This has been updated over the winter and consequently it is in lovely order throughout, with timeless fittings that ensure it feels elegant. From the kitchen, a stair curves up to the first floor. A lovely landing leads off to the two bedrooms. At the front, the main bedroom is a surprisingly good space. Exposed stone to the walls reinforces the historic feel, and the wood floor feels soft and warm. This is a great space, with ample room for a large double plus a good suite of furnishing, and the view opposite is nothing but trees and stone. To the rear, the second bedroom, while more compact, is a good double. The fireplace has been retained, a lovely focal point, and there is a cupboard above the stairs. To the rear, the view is outstanding, looking out across the gardens and beyond towards the woodland. Outside, we have already mentioned the terrace, smooth tiled with broad flags that stretch down to the lawn. Either side of the lawn there are beds containing various pretty shrubs and flowers. Beyond, the red brick shed provides storage, and through its arch the vendors have created planters for various vegetables. There is also a further timber shed and the space opens out to a less cultivated area in which they have a compost heap as well as several glass-covered planters.
