One of the most affordable properties in the area for families, with the potential to extend (STPP) Historically Wootton was the main settlement between two small rivers, the Glyme and the Dorn, which flow into the lake in Blenheim Park. Over time it became a village and parish including what is now part of Woodstock, known as Old Woodstock, in the south. The village has a primary school feeding to the well regarded Marlborough School in Woodstock for Secondary education, and there is a village shop, a public house (the Killingworth Castle, which has a fine reputation) and a delightful church. Wootton is a thriving and popular village. It is a measure of this that few properties come up for sale within it. 4 Dorn View is one of the larger designs (it has always been a three bed, many started life with only two), it has subsequently been extended with a conservatory but this has hardly impacted the garden as it sits on a double width plot. The house is in good condition throughout and it is worth knowing that cavity wall insulation and a new flat roof tl the rear have been fitted in recent years. As it stands it provides good quality accommodation, however there appears to be great potential (subject to consents) to extend the property to the side. The front porch is fully glazed and enclosed. This opens into a hallway off which there is a handy downstairs cloak room. Off to the right the main reception room is surprisingly spacious with a large window to the front and double doors at the rear providing lots of light. To the front the main area has a fireplace and the rear part of the room naturally lends itself to being a dining area. However the conservatory at the rear is a good size and an ideal dining room as it is also heated. In addition the kitchen is all-but square and a generous space hence there is plenty of room for a table quite apart from the range of fitted units. To the rear the utility room features plumbing for washing machine etc, and there is also a door to the garden. Upstairs all bedrooms are surprisingly large. The two larger are more than ample double rooms, and the second of these overlooks the garden to the rear and open land beyond. The third is smaller but still a large single/ small double. Serving all three is a pretty bathroom, mainly tiled and equipped with a white suite, plus over the bath is a power shower. Outside there is more space than you would imagine. To the rear the garden is exceptionally wide with an attractive central lawn area surrounded by borders. Off to the left a trellissed off area contains a shed plus a paved area handy for bins etc. But in addition to the front garden which is mainly lawn with a selection of shrubs there is also a side garden area behind the parking, this could potentially provide ample space to build an extension should consents allow.
