" A deceptively spacious three bedroom stone fronted cottage style property with three reception rooms, including a study, located towards the edge of the village. Number 4 offers well proportioned accommodation arranged over two floors, single garage and attractive rear gardens. The sitting room features a stone open fireplace and there is also a modern fitted kitchen/breakfast room.

On the first floor the master bedroom benefits from an en-suite shower room.

Situation
Wroxton is a pretty ironstone village located to the north west of Banbury on the A422 Stratford Road. The village has many period cottages including those which are centred around the village Green and its adjoining duck pond. From the heart of the village a long driveway leads up to Wroxton Abbey, a Jacobean manor house, the grounds of which are open to the public and offers a pleasant walk around the lakes. Within the village there is a fine church and a thatched Roman Catholic Church, two public houses, the Wroxton House hotel, and a popular primary school. More comprehensive shopping and recreational facilities can be found in the nearby market town of Banbury. From Banbury there is a mainline railway station to London Marylebone and Junction 11 of the M40 motorway.

The property is set behind a stone wall with two steps leading to the front entrance. A pathway runs along the side of the property providing pedestrian access to the rear garden.

The rear garden is fully enclosed by fencing and walling. Steps lead into a slightly raised rear garden which is principally laid to lawn and complemented by well stocked flowering borders. There is a timber decking area to one side of the garden.
