" Situated within the sought after village of Wroxton to the west of Banbury, a delightful and deceptive enlarged Grade II Listed character cottage. Having been updated in recent years the cottage offers the convenience of modern day living and yet a wealth of character. The sitting room has an inglenook fireplace with a wood burning stove inset, a flagstone floor, ceiling beams and window seat. Access then leads through to the kitchen and breakfast room which is a large open plan space with vaulted ceiling and window lites. There is a range of eye and base level units, cooker, hob and extractor, integrated washer dryer, fridge freezer and microwave. Doors lead out to the garden and steps provide access to the dining or family room. The first floor landing gives access to a good size modern bathroom and bedroom /dressing room with stairs up to the master bedroom with a lovely vaulted ceiling, exposed ceiling beams and window overlooking the surrounding gardens.

Situation
Wroxton is a pretty ironstone village located to the north west of Banbury on the A422 Stratford Road. The village has many period cottages including those which are centred around the village Green and its adjoining duck pond. From the heart of the village a long driveway leads up to Wroxton Abbey, a Jacobean manor house, the grounds of which are open to the public and offers a pleasant walk around the lakes. Within the village there is a fine church, two public houses, the Wroxton House hotel, and a popular primary school. More comprehensive shopping and recreational facilities can be found in the nearby market town of Banbury. From Banbury there is a mainline railway station to London Marylebone and Junction 11 of the M40 motorway.

The property is approached via steps from Main Street with flower and shrub borders to either side. The rear garden is accessed from the kitchen and breakfast room as well as from the dining/family room via double opening doors which lead out to the terrace which is laid to AstroTurf. There is also a good sized decking area with stone wall surrounding and views to other gardens.
