" Situated in the sort after village of Hook Norton this detached stone house offers well presented and spacious accommodation throughout.

The entrance hall gives access to a bright and well proportioned carpeted sitting room, which has its own independent thermostatic heating zone and double doors leading onto a patio. The cheerful children's play room could be used as a separate dining room or large study. The heart of this home is the beautifully fitted modern kitchen/diner which has an extensive range of base and wall units, ample work tops, a double oven, ceramic hob and extractor fan. The units incorporate a dishwasher and washer/dryer and there is space for a refrigerator/freezer. A water softener has been installed which feeds the whole house. The oil fired boiler is located in one of wall based kitchen cupboards. Double doors lead out onto the garden patio. In addition there is a downstairs cloakroom and useful under stair storage.

The first floor landing has an airing cupboard housing the hot water tank, four double bedrooms and a modern family bathroom with a fitted shower over the bath. The master bedroom has double built in wardrobes and an en suite shower room with a large vanity cupboard. Bedrooms two and four have single built in wardrobes.

Situation
Hook Norton is located south west of Banbury towards the market town of Chipping Norton. This is a large ironstone village in rolling countryside on the Warwickshire border. On the western edge of the village, the road leads to the Hook Norton Brewery producing fine ales by traditional methods. The Church has a commanding position within the centre of the village, with a 15th Century tower. The village has a range of local shops, a post office, an active sport and social club and both doctors and dentists surgeries. There is also a choice of public houses, a parish church and a Church of England primary school. The property is within easy access of the new Soho Farmhouse, Great Tew.

Outside
The house is approached via a tarred driveway which has off street parking for several vehicles. This leads to a single garage which has electric and lighting. There is a courtesy door to the garage and a gate from the driveway into the garden.

The T-shape back garden is mainly laid to lawn with a corner play area which has been laid to bark chips. A paved patio area provides space for outside seating and entertainment. The garden is fully enclosed by a stone wall and wooden fencing and has an outside electrical point and garden water tap fitted.   

There is an open green space opposite the house which offers views from the sitting room, play room and two of the bedrooms.
