The Dairy House is a lovely, individual stone-built house set in Dairy Meadow in Garford, along with 7 other properties. It is presented in good decorative order and provides spacious family accommodation, with four double bedrooms, two reception rooms, 3 bathrooms, a large newly-fitted farmhouse kitchen, utility room, cloakroom, driveway, double garage, front and rear gardens.

  • Location

Garford is a small, very peaceful and beautiful rural village surrounded by fields yet with easy access to an excellent road network and to both the M4 and M40. Didcot mainline railway station is within 11 miles and has a regular service to London Paddington (40 minutes) The nearby villages of East/West Hanney and Marcham have an extensive array of local amenities including highly regarded primary schools. The property is well-placed for many other excellent schools including St Hughes, Abingdon Prep, The Manor, Cothill, Chandlings, Abingdon School, St Helen and St Katherine, The European School, Radley and the Oxford Schools including The Dragon, Oxford High School and St Edwards. Abingdon and Wantage are within a short drive, both with a wide range of shops including Waitrose, whilst the City of Oxford provides comprehensive shopping and cultural options.

The front door opens into the entrance hall which is light and roomy with under-stairs storage and a door to the cloakroom. The study/family room has windows to the front and side aspects and is large enough to use as a formal dining room, if required. The sitting room is triple aspect, with picture windows to the side and overlooking both the front and rear south facing gardens. It has a stone built open fire place with slate mantel. A new kitchen/dining room has recently been fitted to a high standard with new oak worktops, double fridge/freezer and larder and large Rangemaster cooker. The kitchen is L shaped and overlooks the garden to the rear. There is ample space for a large dining table, with a door leading to the back garden and patio. From the kitchen, a door leads to the utility room which again is of a good size and has new, washing machine and tumble dryer fitted between kitchen units, along with a pulley airing rack on the ceiling. There is plenty of room for muddy wellies and wet coats. An external stable door leads from the utility room to the side of the property. 

  • First Floor

Stairs lead from the hallway to the large galleried landing, with a window to the front aspect, built in airing cupboard and doors to the first floor accommodation. The master bedroom has windows to the side and rear aspects, a wall of built-in wardrobes and an en suite shower room. There are three further double bedrooms and a family bathroom. From the landing, a loft hatch with retractable ladder gives access to the roof space, which is lit and partially boarded for further storage. 

  • Outside

From Dairy Meadow the property is accessed over a block paved and gravel driveway, which can accommodate several vehicles in front of the doors to the double garage. A gate leads to the front of the property, with a second gate giving access to the side of the property. The front garden is securely fenced and is predominantly laid to lawn and planted with a variety of shrubs and flowering plants. The back garden is south facing and has a patio area to the rear of the house, an expanse of lawn, various shrubs, trees and flowering plants. There is a further area of garden to the side of the house by the garage and utility room, with a timber storage shed and space for a washing line. 

The heating is provided via gas from a communal tank with each property being metered and billed individually. Drainage is via a shared private system.
