" Internally the house has an overwhelming 'wow factor' with its creative use of wood and stone. All the rooms have magnificent proportions making this an ideal family home complete with guest suite and enormous games room that already has the foundations in place to house a swimming pool. There is also the added benefit of a substantial, self-contained office suite linked to the house with separate outdoor access. A unique home in every sense, Moordale Paddock must be viewed to appreciate its many outstanding features.

With its old stone exterior and period style architecture, Moordale Paddock is built in the Saddleworth vernacular but is unlike any other property in the area. Giving the impression it has been standing for at least one hundred years, the property was built in 1992, designed by the current owner, who has his own architect's practice in the self-contained office suite linked to the house.

Moordale Paddock is so named because it was built in the paddock of 'Moordale', the former mill-owner's house in the rural village of Diggle. The current owner designed a bespoke five-bedroom property comprising of substantial living accommodation in an intriguing layout. The two wings of the property extend to the front to create a large paved courtyard with enough parking for six cars.

"The layout of the house was designed to suit the plot of land and faces south," explains the current owner. "Although it is a thoroughly modern design, it was built in the local vernacular architectural style with reclaimed stone and timbers that make it look like it's been here forever. When people visit they often say it reminds them of an old schoolhouse with its interesting roof angles and stone mullioned windows."

Moordale Paddock is a completely unique and distinctive home that combines the very best of old and new. The impressive entrance hall sets the tone for the whole property and illustrates the current owner's precise attention to detail.

Walking in through double doors, there is an overwhelming feeling of warmth created by the maple wood flooring and the rich grain of the pitch pine staircase with its oversized newel posts and balustrades that befits the scale of the property. There is a wealth of reclaimed wood that gives the house so much character and interest such as the wall panels that have been crafted from church pews and the parquet that came from an old mill.

"We have taken great pains to source reclaimed materials of the highest quality to create the right atmosphere in the house," says the current owner. "Wood and stone are key elements throughout and we have endeavoured to use them to the greatest effect."

The polished wood panelling in the dining room conjures up a sense of the past and also incorporates cleverly concealed storage. The room is perfect for formal dining and can seat 12 people comfortably.

The sheer scale of the interior of Moordale Paddock is best illustrated in the stunning lounge with its 15-foot high vaulted ceiling and impressive King Post truss and beams. The current owner has created an outstanding and highly original focal point for the room by using the façade of a stone church window to form the magnificent floor-to-ceiling chimneybreast. This ecclesiastical feel is also echoed throughout the house in stone arches and architectural detailing.

Beyond the snug, there is a number of storage rooms that comprise of a useful utility room and wine store all easily accessed from the kitchen.

"With its modern design and layout there is a purposeful sense of flow between the rooms," explains the current owner. "Guests naturally gravitate to the kitchen that makes a great entertaining space. Visitors are often astounded by the sheer size of the games room at the back of the house that has three A-frame trusses emphasising the scale and proportions. The foundations are already in place to house a swimming pool and this would make a great leisure complex with an adjacent room that could incorporate changing facilities. We have hosted many family functions in this space and once had 120 people sitting down to dinner."

Located on the ground floor at the back of the house, the private master bedroom suite is a relaxing haven of tranquillity. The bedroom is flooded with natural light from windows that stretch across the full width of the room and views of the garden can be fully appreciated from the wood panelled window seat. The room also benefits from a large walk-in closet that serves as a separate dressing room.

The spacious en-suite bathroom has a luxury feel with a large jacuzzi bath, his-and-hers washbasins fitted with granite surfaces and walk-in shower.

Upstairs, 'Moordale Paddock' has a wealth of versatile accommodation ideally suited for growing families. The attractive landing area is enhanced by the sloping lines of the roof with light flooding in from large Velux windows.
