" Overview
Housenetwork.co.uk are pleased to offer this lovely mid-terraced Victorian property, arranged over three floors, on a popular tree-lined residential street.

The property has been comfortably modernised whilst retaining plenty of period features, including original fireplaces and sash windows. The house features living and dining rooms with stripped pine floors. There is a coal-effect gas fire with traditional fireplace fitting in the living room. The kitchen has been recently re-fitted with wooden worktops and integral gas cooker/electric oven. There is a shower and WC downstairs, with a heated towel rail. Exit through the kitchen via a lean-to area (with plumbing for washing machine and electricity points), and then out to a secluded non-bisected patio garden with gated access to side passage. The garden is overlooked by trees and surrounded by a full-height wooden fence, giving it a very private feel.

On the first floor there are two large double bedrooms with stripped pine flooring. The first faces the street, and is the largest and sunniest room in the house. The second has an ensuite bathroom

(bath with shower fitting, WC, basin, extractor fan, tiled splashbacks and surrounds), and a large airing cupboard with shelves and clothes rail. There are original fireplaces in both rooms. On the second floor is a recent loft conversion with double-glazed velux window, large enough for a double bed.

The property is in a prime golden triangle location. The street is quiet, tree-lined, and has a mix of young families and older residents. There are shops and cafes within easy walking distance, including a well-stocked organic greengrocer and a great local pub with an ever-changing selection of real ales and occasional live music. The walk to the city centre takes approximately 25 minutes, and to the railway station approximately 40 minutes. The University of East Anglia (UEA) campus and the Sportspark centre are approximately 25 minutes walk away, with the Norfolk and Norwich University hospital a short distance further. These can be reached largely off road, via Eaton park (approximately 80 acres of leisure space, including tennis courts, football, cricket and lacrosse pitches, bowling and croquet greens, pitch-and-putt golf course, a model boating pond, and a miniature railway), and walking routes through the UEA campus. Heigham park is approximately 10 minutes walk away, and has lawn tennis courts. Cycling around Norwich is easy, and will cut all these times by at least half. The nearby bus route connects the house with the railway station, city centre, and UEA campus. The A11 and A47, the main road links out of Norwich, can be reached in approximately 5 minutes by car.
