" GUIDE PRICE ?500,000 - ?525,000. ** SELF-CONTAINED ANNEX ** Having lived in the village of Hainford for most of her life the current vendor bought Three Ways over twenty years ago and extended and totally renovated the property in 20172018. The purpose of the extension was so that her parents could come to live with them and have some degree of privacy. The property offers versatile accommodation that includes a one bedroom self-contained annex with a wet room and underfloor heating. The vendor is now marketing the property and it is her intention to stay in the village where she has horses and loves the day to day living in such a tranquil and convenient location.

Description
The adaptable accommodation could be used as five bedrooms or would also work well for a supplementary income or someone working from home. When converted in 20172018 the annex was built with disability regulation sized access ways for easy routes in and out of the annex. The property has been fully updated and offers someone the perfect opportunity to move straight in. The accommodation benefits from having oil fired central heating with underfloor heating in the annex and vertical radiators throughout in the main property. There are electric velux windows with rain sensors in the annex, kitchen, bathroom and manual velux windows on the landing and family bathroom on the first floor. The property was re-roofed, re-tiled and re-wired in 2017 and has been totally re-plastered and re-decorated with new carpets and Karndean flooring throughout. Furthermore, the property has an expansive array of solar panels across the house which offer substantially reduced electricity bills which is a very important factor during current times.

Outside
Outside the property has a large resin driveway that offers off road parking for several vehicles and sits on a corner plot that offers a range of plants, trees and shrubs. The rear garden is a good size and perfect for entertaining a large family and is set out for low maintenance with a range of plants, trees and shrubs, patio area and a garden shed with a storage area.

Location
The village of Hainford is located North of Norwich just off the A140 with easy access to the Broadland Northway (also known as the NDR), Norwich Airport and a quick journey into Norwich. There is a Primary School catering for children up to 11 years, village church, popular pub and village hall with daytime and evening activities catering for all along with outside gym, play park and dog field.
