Monmouth is an historic market town situation within the lower Wye Valley at a point where the Rivers Monnow and Trothy join the famous Wye. Today, the town supports a good range of shops, many of the multiples being present, whilst the A40 dual carriageway, which bypasses the town, allows swift access to industry in the neighbouring areas of the Forest of Dean, Abergavenny and the Heads of the Valleys, as well as Newport and Cardiff to the south west, with Hereford and Gloucester to the North and East, respectively.

Wyesham is a suburb of the town, which lies about 0.75 miles to the east of the town centre with a regular bus service connecting both. The local community supports a small general store/sub Post Office, a Lidl supermarket, an inn, 2 Churches and a recently constructed Primary School.

OUTSIDE
The property is approached via a concrete driveway which leads past the front garden, which is laid principally to lawn and is partially surrounded by shrubs. The drive extends along the side of the house and there is ample space for the parking of two to three vehicles. A side gate separates this section off from a patio which lies close to the rear door, which is itself terraced and which leads down to a Garden Store Shed and adjacent small lawn. There is a useful storage "cubby hole" beneath the kitchen.

TENANCY AND TERMS The property is available on an Assured Shorthold Tenancy for a minimum period of 6 months and thereafter on a monthly basis. The property is partly furnished in that there are curtains and blinds to most windows. The majority of the floors however are naturally finished (i.e. exposed board or with a laminate or tiled finish). The furniture includes table, chairs, a bed (but no mattress), various tall boys, cupboards etc. The tenant will be responsible for paying fees on the following basis.

Upon application and the Landlord's broad acceptance (subject to references) to proceed, the tenant will pay, the sum of ยฃ144 (inclusive of VAT) and ยฃ36 (inclusive of VAT) per additional adult, for obtaining references, credit checks, the provision of the legal documentation and the inventory/schedule of condition. Should a Guarantor be required there will be a charge of ยฃ36 (inclusive of VAT) to carryout the necessary references etc. 50% of these fees will be returned if the references and credit checks are not acceptable and the Landlord decides not to proceed. The total sum is non-refundable if, the applicants decide to withdraw.

The tenants will be responsible for paying one month's rent in advance, the council tax, together with all services. In addition the Agent's will require a bond of ยฃ550 from the tenant to be held against any damage to the premises/fixtures and fittings, fair wear and tear accepted, and will be returned minus any deductions at the completion of the tenancy.

The Landlord would prefer Tenants, who are in employment, who are non-smokers, who do not have dogs (other pets will be considered on individual merit). Regrettably no DHSS claimants can be considered.
