Monmouth is an historic market town situation within the lower Wye Valley at a point where the Rivers Monnow and Trothy join the famous Wye. Today, the town supports a good range of shops, many of the multiples being present, whilst the A40 dual carriageway, which bypass the town, allows swift access to industry in the neighbouring areas of the Forest of Dean, Abergavenny and the Heads of the Valleys, as well as Newport and Cardiff to the south west, with Hereford and Gloucester to the North and East, respectively.

Wyesham is a suburb of the town, which lies about 0.75 miles to the east of the town centre with a regular bus service connecting both. The local community supports a small general store/sub Post Office, a Lidl supermarket, an inn, 2 Churches and a recently constructed Primary School.

In our opinion, this property is equally suitable as a home for a First Time Buyer or as an Investment proposition. It is cheerfully decorated and affords the following accommodation which has the benefit of a recently installed gas heating boiler and a refitted Bathroom.: -

GROUND FLOOR
CANOPY PORCH
with a uPVC double glazed and panelled door leading into:

At the far end there is a slim base cabinet with double wall cabinet above. Virtually opposite there is space for an electric cooker flanked on either side by a range of wall and base cupboards. Vinyl covering to floor with a "laminated timber" finish, radiator and a recently renewed, wall mounted Halstead gas central heating boiler. In addition there is a useful and surprisingly large understairs storage cupboard and Venetian and roller blinds to windows.
ADJACENT LOUNGE 12' x 11'6, with dual aspect and with front window overlooking the main garden and entranceway. To the rear there is a wide, sliding anodised aluminium double glazed patio door, which leads to the conservatory. The room is also fitted with a radiator, TV aerial socket, a fixed shelf and a telephone point. Other features worthy of note are the quality curtains which match the carpet, which are being included
REAR CONSERVATORY 10'4 x 10' of anodised aluminium construction with glazed roof, equipped with both ceiling blinds and net curtains.

FIRST FLOOR
LANDING

OUTSIDE AND GARDEN
The front garden has been laid out with ease of maintenance in mind the majority being covered by Hypericum while to the right there is a white Lilac. Adjacent is a small front parking area while a block paved pathway leads from the road to our client's Porch.

To the rear of the house is the main section of the garden which includes a multi level patio area, flanked on one side by a shrubbery, while towards the rear, there is a useful Timber Built Potting Shed. It should also be noted that there is access at the far end to an adjacent parking area and it may be possible (judging from the neighbours) to build a garage (subject to planning consent) within the garden if so desired.
