" This attractive modern semi detached house was constructed in 2009 on the outskirts of the village and has been well maintained by the present owner. Standing on a corner plot there is a lawned back garden and two private off road parking spaces. The house is constructed of red brick with part rendered elevation beneath a pitched tiled roof and offers two bedroomed accommodation with a first floor bathroom and ground floor cloakroom, together with a well fitted kitchen and a living room opening through French doors to the rear garden. The property is offered with vacant possession and no upward chain.

ACCOMMODATION GROUND FLOOR ENTRANCE HALL 11' x 3'3 (3.35m x 0.99m) Approached through a PVCu front door, the hall contains the stairs rising to the first floor, there are moulded panelled doors which lead to:- CLOAKROOM With a white suite of wash basin and WC, this room has a ceramic tiled floor and a window to the front elevation. KITCHEN 10'1 x 6'7 (3.07m x 2.01m) Fitted with ample floor and wall cabinets with laminated working surfaces incorporating a stainless steel one and a half bowl sink unit with mixer tap, a stainless steel oven and a four place gas hob beneath a stainless steel cooker hood. LIVING ROOM 13'4 x 12'2 (4.06m x 3.71m) A well proportioned room with a built-in understairs storage cupboard, there are double leaf French doors opening to the rear terrace and garden, as well as a window to the side elevation and there are TV and telephone points. FIRST FLOOR LANDING With a roof void access hatch and doors leading to:- BEDROOM ONE 13'4 x 9'1 (4.06m x 2.77m) With three casement and single casement windows to the front elevation, this room has a dressing table recess and a built-in airing cupboard with slatted shelving and housing the gas fired combination boiler. BEDROOM TWO 13'4 x 6'11 (4.06m x 2.11m) With a three casement window overlooking the rear garden. BATHROOM 6'8 x 5'10 (2.03m x 1.78m) With a white suite of panelled bath with integrated Triton shower over and glazed screen, wash basin and WC. There is a vertical heated towel rail, ceramic tiled splash areas, an extractor fan and spotlights. OUTSIDE The house stands back from Eastfield Road behind an open plan front garden laid to lawn with mobility access to the front door and an external water tap. The lawn continues to the side where there is a young Crab Apple and Rowan tree and beyond this there are two private off road parking bays accessed from Lesson Road. REAR GARDEN Approached via a side pedestrian gate, the rear garden has a paved terrace which leads onto a lawn bounded by close boarded fencing and where there is a timber garden store. SERVICES Main drainage, gas, water and electricity are connected. Central heating is through radiators from a Worcester combination gas fired boiler which also provides the domestic hot water. There is a passive infra red security alarm system. (None of these services has been tested). HOW TO GET THERE From Northampton proceed in a northerly direction along the A508 Market Harborough Road proceeding out of the town through Kingsthorpe and Whitehills and continue on passing the villages of Boughton and Pitsford. At the roundabout turn left into the village along the Northampton Road and continue on towards the centre of the village. Continue over the two mini roundabouts and then take the second turning on the right into Lesson Road and then turn right again into Eastfield Road where the property stands immediately on the left hand side. LOCAL AMENITIES Within the village of Brixworth there is the historic Saxon Church founded in and in continuous worship since 680AD, three Public Houses, Restaurant, Coffee Shop, Takeaways, a Post Office and numerous shops including a Co-op General Store, Chemist, Family Butcher, Ironmonger and Newsagent/Off Licence. There is also a recreation ground, a Healthcare and Doctor's Surgery and within a quarter of a mile the Brixworth Country Park next to Pitsford Water where water sports and sailing are available. Additionally there are two Community Centres, a Village Hall and a Public Library.
