LOCATION The historic village of Naseby is situated some fourteen miles north of Northampton in the rolling hills of the counties uplands. There are more than the usual amenities in the village with a general store/delicatessen, two public houses i.e. The Royal Oak and The Fitzgerald Arms, parish church, primary school with a school bus to the well regarded secondary school at Guilsborough, W.I, cricket club, village hall and nearby sailing club. There is easy access to the A14 (M1/A1 link), about two miles away off the A5199, Welford Road and easy access to rail links to London via Market Harborough and Rugby stations. DESCRIPTION 1 Knights Hill was built about eight years ago by Parker Lake Homes to an exacting standard with rendered and painted elevations under a thatched roof. The house, which does not look that large from the front, is in fact L-shaped and offers very extensive and beautifully presented accommodation over its three floors with five reception rooms and six bedrooms. In addition to the accommodation of the house there is a self-contained ANNEXE at ground and first floor level, as part of the garage block. There is a walk-in shelved larder and a central island with drawers under, two sinks, one with waste disposal, Bosch fridge and freezer, a five ring gas hob range cooker with extractor fan and light in hood over, a Bosch dishwasher and ceramic tiled floor. The utility room has base and wall cupboards, stainless steel single drainer sink with mixer tap, two boilers and a door to the terrace and rear garden. The galleried landing, partly overlooking the dining room, has an airing cupboard with high pressure water system and further storage cupboard. Bedroom 1 has a walk-in wardrobe with shelving and light and the en-suite bathroom has a Jacuzzi bath, shower cubicle, his n hers wash basins with cupboard and shelving under, WC with concealed cistern, bidet and spotlights to ceiling. Bedroom 2/guest bedroom has fitted bedroom furniture and has an en-suite shower room with corner shower cubicle, wash basin with Corian surround, WC with concealed cistern, bidet and a range of base and wall cupboards and spotlights to ceiling. There are two further bedrooms and a study on the first floor together with a family bathroom comprising bath with ball and claw feet with mixer tap, large corner shower cubicle, wash hand basin with cupboards under, WC and spotlights to ceiling. There are two further rooms on the second floor, each with an extensive range of fitted cupboards. The property is approached by an area of garden retained by a picket fence leading to the front door. To the rear is a well landscaped garden with a large paved terrace area, a part covered terrace and a further decked area with access leading to the double garage, which has two electrically operated up and over doors with a ground floor shower room with WC, wash basin and shower cubicle and stairs rising to a small kitchen area with stainless steel sink with mixer tap and a room currently used as a snooker room with double doors to the balcony and Velux skylight windows.
