" Fantastically spacious and beautifully bright and airy family home. With lovely versatile accommodation, large predominately south facing garden and surrounding plot, double garage, potting shed and ample gated parking area. This generous home and grounds are well maintained throughout.

A Beautiful Approach Awaits

A brick pillared entrance provides access to a private generous tarmac parking area. A winding flagged path through attractive gardens then leads round to the front door which provides access in to the main entrance hall. The eastern facing wall of the entrance hall, which includes the front door, is almost entirely glazed and as such streams with light particularly in the morning. This area is a generous sized central hub which provides access into a number of the ground floor rooms, including the living room.

The living room is a wonderfully spacious room with a large full wall, floor to ceiling uPVC window overlooking the patio and south facing garden beyond. An additional window on the western face ensures this is an incredibly light room, further enhancing the feeling of space. An attractive fireplace with log burner, stone surround and hearth provides an additional eye catching focal point which makes this spacious room feel wonderfully homely and cosy; perfectly for spending time as a family.

Lying adjacent to the living room is the breakfasting kitchen with large centrally located skylight. This fantastic feature allows a tremendous amount of natural light from above and is surrounded by modern LED lighting.

Within the kitchen itself there is generous worktop space and ample wall and floor mounted cabinets including some glass fronted display shelving with under cabinet lighting providing a lovely finish. There is an integrated oven, hob and extractor, space for a dishwasher and a 1.5 bowl stainless steel sink with drainer and mixer tap perfectly positioned in front of a large west facing uPVC window adding to the generous amount of natural light.

A predominately glazed door leads in to the utility with Belfast style sink, additional counter top space and generous amounts of cupboards matching that of the kitchen. The utility has a particularly nice view, looking out over the delightful mature tree outlook that Riding Mill is so well loved for. It also looks over the rear patio and potting shed.

Also accessed from the main entrance hallway is the dining room; another room which is predominately glazed to the eastern face. It has laminate flooring, deceptively high ceilings and a set of double doors which are again predominately glazed allowing light stream through the house.

Opposite the dining room lies a further hallway which provides access into the two ground floor bedrooms, the ground floor bathroom and also an array of storage cupboards. This hallway also benefits from a west facing window and door providing access out on to the southwest facing garden and patio area.

The first room on the eastern side of the corridor is the fourth bedroom study. It has a lovely large east facing window which benefits from plenty of morning sun as well as integrated shelving and a generous storage cupboard.

The family bathroom is a generous size and has been modernised in recent years. It has built in storage, fully tiled walls and floor, a bath with shower above, additional walk in shower, wall mounted basin, low level WC, two ladder style towel rails, wall fixed mirror, shaver socket, eastern facing window and modern spotlighting to the ceiling.

The final room on this floor is a generous sized double bedroom with rather attractive outlook over the south facing portion of the garden with elevated fields beyond leading to a lovely array of mature trees. The room itself also has a wall of fitted wardrobes inducing double fronted cupboards and drawers.

From the corridor, stairs with half landing lead to the first floor.

First Floor

The first floor landing is a generous size and benefits from a large uPVC window allowing plenty of natural light and, again, pleasant views.

The first room at the top of the stairs is another generous bedroom, currently dressed as a twin, this could easily take a king size bed. This room has arguably the best outlook of the house, with delightful views of the well maintained garden and rolling countryside and mature trees beyond.

The next generous double bedroom lies on the eastern face of the home and benefits from two large windows, fitted wardrobes, two radiators and attractive views.

The final room is a shower room servicing the first floor. It has a two piece white suite including low level WC, pedestal style basin, chrome fitted towel rail and a large walk in shower.

Glorious Gardens & Surrounding Plot

A pillared entrance with five bar gate leads into a generous tarmac parking area which provides access to the double garage. Gates to the side lead to the rear of the property via a flagged path meandering through the side garden which faces east. A beautiful array of flowers offer a lovely amount of colour at this time of year, there is also generous amount of lawn with a small culvert winding through.

The lawn extends along the side of the property, as does the flagged path, taking you round to the south face of the home where the garden is predominately lawn with flower beds and rockeries to the southern most point of the garden. Here you will find generous areas for seating and an extremely well maintained beech hedge leading round the boundary of the property.

To the south western corner of the property lies a large flagged patio with a variety of flower beds; this is the start of the beautiful stone wall which leads along the western boundary of the property. An attractive gravel and Indian sandstone path with brick border follows this wall along creating a really pretty walkway. Two stone raised beds located in front of this stone wall offer an attractive space for added personalisation.

Adjacent to this lies a potting shed, the oil tank and wood store as well as pedestrian access in to the rear of the garage. The garage itself has power and a large up and over garage door.
