" Set within a private mews in an ideal location this well-cut, stylish, and private mews-house is perfectally designed for comfortable city family living.

As you enter, there is an entrance area with a coat rack, shoe rack, and custom-built bench, off of which are the stairs, laundry cupboard, the utility cupboard, a quirky guest WC, and the entrance to the accessible ground floor bedroom. The ground floor bedroom is the biggest bedroom in the house, with a large en suite bathroom - with a double sized bath - and built in cabinets. The bedroom opens on to the patio garden which is currently used for bike storage and the odd BBQ.

On the first floor is a large open plan living area consisting of a glass walled dining area, a galley kitchen - linking the dining area to the living room - and the living room itself. At the end of the living room is a small reading corner. There are large windows at the back of the house too making this room exceptionally light.

On the second floor there are two double bedrooms, one opening on to a terrace through a large glass door, and a bathroom. The larger of the two bedrooms has a distinctive curved ceiling and huge built in wardrobes. There is also a boiler drying cupboard on this floor.

The house was redecorated and refurbished in 2013-2014. The floors are distressed, white-washed oak, except the bathrooms which are tiled. The fuse box was replaced in 2013, and there is a combi and back up boiler. The house is in excellent decorative condition throughout with design-accents from House of Hackney and Timorous Beasties.

The house is ideally located for transport. It is a 10 minute walk to both Angel and Highbury and Islington, and only 200m away from the Essex Rd station which has a train running south to Old St and Moorgate, and north up in north London and Cambridgeshire. The Essex Road is serviced by a number of excellent buses which are handy for getting to Stoke Newington, Angel or Holloway fast and which also provide a good route into central London.

Although the mews itself is quiet and peaceful it is just a stone throw away from the hustle and bustle of Islington and Hackney. A short walk west takes you to the sophisticated restaurants, shops and venues of Upper Street, Cross Street and St Paul39s Street. The vibrant Essex Road with its range of excellent restaurants, bars, and row of family-owned fishmonger, baker, butcher and green-grocer, as well as the quirky Camden Passage are even closer. A short stroll eastward takes you to De Beauvoir Town, Dalston and Haggerston. The house is also in a great location for a range of family activities from Baby Yoga to Toddler Music Classes or the many outdoor activities available at Rosemary Garden or Highbury Fields.
