" This beautiful detached cottage, which dates back to Victorian times, has been beautifully restored and extended whilst retaining many original features. The cottage boasts a great sense of character throughout, has stunning views from each room and the strong sense tranquillity is immediately present. The story Strolling round the paddock in the afternoon sunshine or gathering apples, pears and cherries from the fruit trees, the owner of Limes End Cottage reflects on the past 20 years at her country home. She bought the property knowing it would need to be renovated but felt it could be transformed into a beautiful country home. It was the location that was initially attractive, she said. There are views from every angle. It is so quiet here but we are also close to lots of facilities. Limes End Cottage sits in almost five acres of land. Approximately 4.3 acres is paddock while the rest is formal garden. Both our boys rode, although they did keep their horses at the farm down the road, she said. This is a perfect place to live for anyone who enjoys riding. COUNTRY HOUSE STYLE Limes End Cottage was once two separate properties, explained the current owner. The land was bought in the 1850s and three or four cottages were built in what is now our back garden and two more were built further forward. The first row is no longer there and our two were brought together to become one home in the 1950s. We have a picture of some of the people who used to live here, standing out in front of the house in Victorian clothing. Despite its age, many of the period characteristics had been removed from the house when the owners arrived. As they renovated the property, they tried to replace features and bring in a style that was in keeping with its age. It is a traditional country house, with cottage-style windows, polished pine floorboards and quarry tiles. We have brought in antique and traditional furniture that works well in the rooms. EASY FLOW On the ground floor, the house features a well-proportioned entrance hall, together with a dining room, study, kitchen breakfast room and large drawing room. There is also a utility room and a shower room. Upstairs, there are four bedrooms and the family bathroom. We tend to camp out in the drawing room, which is a warm and comfortable place to be, especially when the wood-burner is on. The kitchen is nice too because it has French windows on to the back garden. It also connects to the dining room, which is useful, particularly if there are guests. The interconnecting rooms, and the flow out on to the terrace from the kitchen and drawing room, make it easy to circulate round the living spaces and into the garden. The stone terrace runs the width of the house and is a nice place to sit in the summer. FRUITFUL PLACE The garden was designed for ease of use when the children were young, she continued. Today attractive flowers and plants are close to the house, where they can be appreciated form the terrace. We also have a particular tree that we like to sit out under on hot days, she adds. At the end of the garden we have an area of orchard, where we have several sorts of apple tree, two different varieties of pear, wild cherries and fruit cages, with raspberries, strawberries and gooseberries. We also have a really large vegetable plot and so are relatively self-sufficient. She added: There are so many benefits to being here. We are on a small rural lane yet are so accessible for Buckingham, Milton Keynes, the M1 and the M40. It is just fantastic. HISTORIC BUCKINGHAM Nearby Buckingham, meaning meadow of Bucca's people is said to have been founded by Bucca, the leader of the first Anglo Saxon settlers. The first settlement was located around the top of a loop in the River Great Ouse, presently the Hunter Street campus of the University of Buckingham. Between the seventh and 11th centuries, the town of Buckingham regularly changed hands between the Saxons and the Danes. Today the town is centred on its historic market place, which features many 18th century buildings. The historic Street Market has been in the town for over 600 years and dates from the Charters granted by Queen Mary in 1554 and Charles II in 1664. These are still held every Tuesday and Saturday. Accommodation Stepping into the home via the front entrance porch, leads you into the warm and welcoming entrance hall/room with polished wood flooring, exposed brickwork and open fireplace. It is an ideal space to be used as a study with views looking out over the stunning countryside. From the entrance hall, double doors lead into the living room, also with wood flooring, open fireplace with wood burning stove and a Victorian pine mantle surround. The room is spacious yet filled with warmth and character and also benefits from double French doors which open out onto a stone flagged patio area to the rear and lovely views to the garden beyond. A separate archway from the hall takes you through to the dining room, the study/family room and kitchen. The good-sized dining room has a fireplace, stunning views to the front and access into the kitchen and family room. The family room

(currently used as a study) has quarry tiled flooring, a built-in bookcase and views to the front. It is a great space for the new owners to use as required. The kitchen has original antique tiled flooring and is furnished with a range of hand painted eye and base level, built-in book cases and hardwood worktops. There are lovely views over the rear garden and double French doors also lead out to the rear patio. The kitchen gives access to the utility room with sink, space for washer and dryer and a large built-in storage cupboard, a door to the garden and the downstairs cloakroom with power shower. First floor A staircase rises from the entrance hall up to the first floor landing, complete with cast-iron fireplace, offering access to all four bedrooms and the family bathroom. The master suite has polished wooden flooring, excellent storage provided by wardrobes built in across the width of one wall and the dual aspect windows give wonderful views to the rear garden and land beyond. Two of the double bedrooms have captivating views to the front, built-in wardrobes, exposed brickwork and Victorian cast iron fireplaces. The fourth bedroom

(currently used as an office) has another wonderful view of the countryside and provides ample space for a double bed and chest of drawers and has a recessed hanging space behind the door. Finally, the family bathroom comprises a bath, a separate shower cubicle with power shower, ceramic vanity sink with storage underneath, low level WC. It has views to the rear. Setting the scene The home is set in a glorious area of North Buckinghamshire countryside. The property sits within approximately half an acre of formal gardens which start with a stone paved patio area which runs across the full width of the house and provides a great outside entertaining area. Wide brick steps lead up to an area of formal planting with flower beds filled with cottage garden plants and shrubs. Within easy reach The village of Leckhampstead is located in North Buckinghamshire close to the boundary with Northamptonshire. Situated within easy reach of both the County town of Buckingham and Milton Keynes, it offers a rare combination of rural tranquillity with excellent shopping and recreation facilities and good motorway and rail access. It is understood that Leckhampstead falls in the catchment area for the acclaimed Royal Latin Grammar School and there are a variety of excellent independent schools close by, including Swanbourne School, Akeley Wood School and Stowe Public School. The attractive town of Towcester with its famous race course is just 20 minutes away. Addington and Milton Keynes Eventing Centre are also close by for equestrian fans. The local footpaths and bridleways offer wonderful routes across surrounding farmland immediately from the property and 2 minutes in the car, or a 15 minute walk, will take you to the nearest pub in the neighbouring village of Wicken. The centre of Buckingham is a 10 minute drive away and offers a variety of small independent retailers as well as both Tesco and Waitrose supermarkets, a large indoor swimming pool and cultural events at Buckingham University. In the opposite direction, Milton Keynes provides multi-screen cinema, theatre and one of the largest indoor ski runs in the UK (complete with real snow!) as well as extensive high street names in the comfort of its famous covered shopping centre. The main line rail is just 15 minutes away where Milton Keynes Central rail station provides a 35 minute connection to London Euston, making it ideal for commuters. The home is within 20 minutes of Junction 14 of the M1 and easy driving distance of the M40 for access both south towards High Wycombe and north towards Birmingham. Oxford is approximately 50 minutes drive and Cambridge 75 minutes. Directions Travelling from M1 motorway, take the exit at junction 15A and onto A43. Continue over one roundabout and then take the second exit to stay on A43 and go through three roundabouts. Take the A413 towards Buckingham and continue straight. At the roundabout take the first exit onto A413 and take a slight left. Next, turn right towards Church End and continue straight. Take a slight right towards Wicken Road and continue straight.
