" DESCRIPTION 2a Granborough Road was built in 1973, now nestling within a mature plot tucked away from the street, the house having red brick elevations beneath a clay tile roof and upvc leaded light windows. The property is presented in very good decorative order and has well proportioned accommodation that enjoys lots of natural light. On the ground floor all but the utility room has ?Karndean? flooring beginning in a spacious reception hall where the staircase is located. There is a study or family room and opposite are doors into the sitting room that is dual aspect with a box bay window at the front, the room has two ceiling beams and a working brick fireplace with a timber mantle and plinth. The cloakroom is half tiled and a good size cupboard can be found under the stairs. Across the back of the house is an open plan kitchen and dining area, the former fitted with maple style units and granite effect worktops, there is concealed lighting and an island incorporating a breakfast bar. Remaining are a ?Smeg' dishwasher and ?Samsung? fridge/freezer alongside an integrated under counter fridge and a ?Rangemaster? cooking range that has two ovens, grill, five gas burners and a halogen hot plate. Above is a brushed chrome extraction hood. Double doors open onto the garden from the dining room. In the utility room is a tiled floor, stainless steel sink, cupboards, space and plumbing for a washing machine and the boiler. On the landing the staircase continues up to the second floor. Occupying the first floor are four bedrooms, three doubles and a single including the master that has wardrobes along one wall with mirrored doors and a well equipped ensuite bathroom. In the family bathroom are tiled walls, a smart white suite and a separate shower cubicle. A large bedroom has been created on the top floor, there are dormer and a velux window and some further unconverted loft could be used to form a second ensuite facility.
OUTSIDE The plot is well established and enjoys a good deal of privacy from trees and screening. At the entrance are two five bar gates then a tarmac driveway and parking for up to five vehicles. A path leads up to the front door, there is a lawn, flowers and shrubs. The garage block has been adapted to a games room/studio with downlighting, a bar and boarded loft, if so required it could though easily be returned to its original use. At the rear is as previously mentioned a mature private garden comprising of a two tier lawn, seasoned trees and plants with seating areas in both, paved on the lower level and a decked terrace on the higher level. In the corner is a 8? x 6? shed.
