DESCRIPTION
Hill Cottage Farm is rurally situated below the southern edge of the Quainton hills with beautiful views over the surrounding countryside. The approach is from a shared lane up to its own private gated entrance which then bears off left to the house and right towards the lakes. Either side of the driveway leading to the house are large areas of hardstanding and beyond the parking bay is the stableyard and outbuilding. The formal gardens are to the front side and rear of the property comprising of lawns with two ponds, a host of ash trees, some hawthorns and more recently planted a number of home oaks. The residence is approx. 10 years old and has elevations of mellow brick and timber cladding beneath a slate roof with attractive gables. The front door opens into a grand reception room, a dining hall by design, which merges into a stunning farmhouse kitchen. The kitchen is fitted with soft close oak units and a mixture of solid wood and corian worktops, the latter incorporating a seamless sink. Integrated are a fridge, dishwasher, Smeg combination oven, Smeg conventional oven and a Smeg induction hob and above the hob an AEG state of the art extraction system. The kitchen has a triple aspect and downlighting and aiding natural light in the dining hall is a sun tube. Both rooms have quarry tile flooring and exposed beams and timbers, the exposed beams and timbers being a theme throughout the accommodation. There is a well proportioned sitting room, again triple aspect but this time with oak floorboards, and the room has a vaulted ceiling and centrally positioned on the inner wall is a cast iron multi fuel stove. The remainder of the ground floor is made up of a utility room, cloakroom, boot room, and family room/study that with a little modification could become a self contained annexe or grooms quarters. Upstairs are three double bedrooms, the master suite particularly impressive having a balcony, recessed wardrobe space, and a well equipped shower room. In the family bathroom are a freestanding roll top bath and an independent shower cubicle.

YARD AND OUTBUILDING: The stables are block built and the roof was replaced in 2019 and has window lights. One of the five boxes is foaling box size, there?s a feed and tack room, and the yard is connected to mains water and electricity.

Adjacent stands the all weather 40 metre x 20 metre manege that is post and railed with a flexi-ride surface. From the yard and manege there is access to a 2 acre turn out field with a mains fed trough and the backdrop is the picturesque hills.

The outbuilding is a steel portal framed box clad barn with an industrial up and over door, personal door and concrete floor. It is roughly 6 metres tall and potentially has the capability to be adapted to two storeys with the addition of a mezzanine level. Power, water and lighting are provided. Attached to the rear is a single storey lean to, also steel framed with a concrete floor and listed as a log and hay barn although it could be used to increase the stabling.

Agents note: In the writers opinion and taking into consideration there are other commercial units in the vicinity it would seem likely that the outbuilding could be a light industrial premise if so desired.

THE LAKES & GROUNDS: The two fishing lakes are each circa 1 acre and stocked predominantly for coarse angling with 25 pegs available and commensurate parking. The top lake is rumoured to be formed from an old dew pond used by medieval monks to farm carp. Swathes of land surround the lakes and run between the two and along the western bank is a track serving the muck heap and another roadside field. Occupying the space separating the lakes and the dwelling is natural woodland that is intersected by a pretty meandering trail.
