A spacious, well designed 3 bedroom house in Harrietsham, built by Crest Nicholson at the village end of The Hollies development in late 2013. The owners chose this house due to the large plot with a south east facing garden in a quiet position on the small development off West Street, near Harrietsham C of E Primary School. Harrietsham is 3.5 miles from Junction 8 of the M20, just off the A20 and less than 2 miles from Leeds Castle; 15 minutes from Maidstone and 20 minutes from Ashford, by car or train.

Downstairs there is a fully fitted kitchen/diner with Bosch appliances and a square bay window overlooking the front garden. Spacious living room with French windows opening onto a patio and large south facing rear garden, with trees behind so is not overlooked. Downstairs cloakroom leading off the hallway. The hallway, kitchen/diner and downstairs cloakroom all have Amtico flooring.

Upstairs there is a large master bedroom with windows to front and rear, fitted wardrobe and  an ensuite bathroom. There are two further double bedrooms upstairs with a well proportioned landing and a family bathroom with shower attachment over the bath. Both the bathroom and ensuite have Amtico flooring.

The back garden is mainly laid to lawn with a shed, patio, water butt, outside tap and flower bed. The front garden is planted with shrubs and a small lawn. There is a gate from the car port into the rear garden.

Outside, there is a brick block driveway and car port, providing parking for 2 - 3 cars. The house is in a cul-de-sac at the quietest end of The Hollies development, set back some way away from the A20 with the village amenities a couple of minutes walk away and the mainline train station 5 minutes walk via the public footpath at the edge of the fields or 10 minutes walk via the road through the village.

The house has over 6 years of its NHBC warranty remaining. Houses on the small Hollies development have been designed to comply with the Code for Sustainable Homes Level 4, fitted with solar panels and other energy efficient and water saving devices. 

What the owners say: 'We love living here, we bought the house from new in early 2014, it is spacious, low maintenance and economical to run. The garden is a great size and a real sun trap. Harrietsham is a very friendly village, with a doctors' surgery, primary school, church, railway station, post office, pub and village shop. We love the position of the development with all village amenities a stroll away, the fields just over the road and a station within easy walking distance with direct trains to London and Canterbury. It is near to Leeds Castle and handy for Maidstone and Ashford, as well as the beautiful Kent countryside and the Pilgrims' Way, with Lenham and Hollingbourne villages both within walking and cycling distance. If we didn't have to move for work, we wouldn't be selling.'
