" What an absolute gem this is.... 3 Large bedrooms, spacious ( to say the least) living room, dining room and newly fitted kitchen, sun room, integral garage, large family bathroom with luxury large spa bath and a separate shower. Oh and downstairs loo as well...


Full gas central heating, cavity wall insulation, UPVC double glazed windows and a pretty, relaxing rear garden just crying out for family BBQ's and parties. The home may benefit from some interior cosmetic decoration but don't let this put you off. What we have here is a very spacious, well designed AMAZING family size home. The loft space is large enough to be converted ( subject to the relevant planning permissions) to a further one or two bedrooms. It's ideally situated on the edge of the village but close enough to be part of the community and walk to the local shops, schools and hostelries.


For the sports enthusiasts, local cricket is played on the pitch just to the rear of the house and local football on the playing field at the front. The village has many services such as a library, children's playground, doctor's, fast food restaurants, laundrette and a small Co-op store. There are several local pubs serving food and the village's own Indian restaurant.


Excellent location for transport links with the M621 motorway beginning at M62 motorway junction 27 which is Gildersome. The A62 Leeds to Huddersfield (Gelderd Road) also runs by the village. Well served by public transport, buses can be caught to Leeds City centre, Pudsey, Morley, Huddersfield and the popular Leeds White Rose shopping centre.


Birstall Retail Outlet (J27 of the motorway) has an abundance of out of town stores including, Boots, Mark's and Spencer, Argos, Ikea and Toy's R Us. There are also masses of restaurants and eating places along side the Showcase Cinema. Also on site is a gym and all this is a 5 minute car ride or better still within walking distance of the property.


Perhaps slightly unusual for a village of its size, Gildersome has two primary schools; Gildersome Primary and Birchfield Primary. The schools are both feeder schools to a range of high schools in the area, as the village is allocated centrally between the likes of the acclaimed Farnley Academy and the Morley schools.

    Dining area with two central heating radiators, space for a large table and chairs and doors to the garage and side porch. Central light plus wall lights to create the atmosphere for romantic meals for 2 or 4 or even 6 !!


    The kitchen has recently been refitted with a range of gloss white, modern base and wall units. Plenty of coordinating work surfaces with one proving a breakfast bar. A white sink and drainer with mixer tap. Integrated appliances are: dishwasher, ceramic hob and double oven ( fan assisted and smaller oven/ grill). There are inset ceiling spotlights, space for an under counter fridge and plumbing for your washing machine. A large window overlooks the rear garden and, like the living room, this also allows plenty of light into the room.

  • Sun Lounge

    Through double doors from the living room to the sun room which has a central heating radiator and wall lighting. Ideal space for relaxing with a book or listening to some music when its not warm enough to be outside or alternatively a handy place to store the kid's toys away from the main living area. Double french style doors lead out to the rear garden.

  • Side Lobby

    From the dining area through the lockable side door to the side lobby / porch. Space here for more coats, shoes, extra fridges/ freezers, cleaning equipment, beer and wine store even.... . with lockable doors at both ends giving access to the front garden and rear garden.

    Spacious family bathroom with a large, corner spa bath, walk in shower with glass screens and a wash basin housed in a white vanity unit with plenty of cupboards and mirrored storage cabinets. The decoration in the bathroom does require some attention as does the tiling to the shower wall.
