" In the village of Ruabon, a two bedroom semi-detached family home; it has a fitted kitchen c/w oven and hob, outdoor storage and fitted wardrobes to the first bedroom. Ruabon is within 7 miles of Wrexham and 9 miles from Oswestry, it has access to Ruabon railway station with connections to Chester.

ENTRANCE HALL
The front door opens into a small entrance hall. The living room is separated by an internal door.

LIVING ROOM
The timber effect laminate floor covering flows through the living room and the kitchen; the decor is neutral, walls are painted in magnolia emulsion paint and the skirting boards and architraves glossed white. Light fittings and window blinds are provided in all rooms.

KITCHEN
The decor in the kitchen is similar to the living room with pale yellow paint to the walls and tiled splash-back. A range of timber-effect wall and base units are fitted; there is an integrated electric oven & hob with extractor over, plumbing for washing machine and space for a fridge/freezer.
