" This recently built two bedroom semi-detached house is fully furnished. It is two double bedrooms,spacious bathroom and garden complete with bar-be-cue. The property is close to local shops and near a small park. Llay is a neighbouring village to Gresford with its own schools and amenities.

The house is uPVC double glazed and is heated from a gas fired combination boiler. The property is mostly decorated in neutral colours; carpets are fitted to the lounge, cloakroom and bedrooms, a laminate floor to the hall, ceramic tiles to the kitchen.

ENTRANCE HALL
The front door leads into the entrance hall: emulsion painted chalk-white, harvest oak effect laminate floor covering and two canvas prints.

CLOAKROOM
Off the hall is the cloakroom: it has a white pedestal, a mosaic decorated mirror is fixed above the hand-rinse basin.

LOUNGE
The lounge is furnished with a corner fabric covered sofa with scatter cushions; framed wall mirror. A sliding patio door opens to the garden, the window is dressed in cotton tab top curtains hung from an aluminium effect curtain pole.

KITCHEN

The second bedroom is furnished with a double bed that has a knotted pine bed frame, matching wardrobe and dressing table; also, computer desk, chair and steel bookcase. The bedroom is emulsion painted cream with check ring top curtains.

The white bathroom suit has a shower fitted over the bath; tiled to ceiling height and shower screen fitted. Accessories include a cosmetic basket, pedal bin, towel ring, mirror and duck board.


OUTSIDE
Dividing the lawn, a rustic wooden footpath leads to the patio at the end of the garden. The patio is complete with bar-be-cue and seating. The garden is enclosed by a timber panel fence and a shed is provided.
