" This three bedroom semi-detached property is offered with no upward chain and is located in close proximity to Wigston Town centre which offers a wide variety of local shops and amenities. The property occupies a good size plot which does provide scope for extension subject to local planning permission. Ideally suited to those buyers looking for a project, the property does require quite extensive refurbishment and modernisation, however, does have UPVC double glazed windows throughout and gas fired central heating via a combination boiler. The property briefly comprises an entrance area with stairs rising to the first floor and a door that leads into a living room. The living room has a gas fire set onto a feature fireplace with the original tiled surround and raised hearth. A door leads to the kitchen at the rear. The kitchen will require a refit but does have space and plumbing for a washing machine and space for other essential appliances. There is a useful understairs pantry cupboard and the kitchen also houses the wall mounted combination boiler. A UPVC door provides access to the side and rear of the property. Off the kitchen is a ground floor bathroom. The bathroom again requires work but does comprise a three piece suite to include a freestanding roll-top bath, pedestal wash hand basin and low level WC. To the first floor there are three bedrooms. The master bedroom is a good size double and boasts an original ceramic tiled fireplace and UPVC window to the front aspect. Bedroom two is again a double room while bedroom three is a single both of which are to the rear of the property. To the front of the property a cast iron gated driveway provides off-road parking for two vehicles. To the rear is a well proportioned garden, mainly laid to lawn and enclosed in tall timber panel fencing. There is a raised paved patio area, two timber storage sheds and greenhouse. General Information Energy Rating - D Situation Situated in a popular residential location that provides good access into Wigston town centre. In the immediate area there is a reputable primary school, small shopping parade and regularly serviced bus route. Wigston Magna town centre benefits from a comprehensive range of daily amenities, leisure facilities and secondary schools. There are good road links into Leicester city centre and junction 21/Fosse Park. Directions From our office on Leicester Road, turn right onto Wakes Road and at the roundabout take the first exit onto a continuation of Leicester Road. Kingston Avenue is the fourth road on the left and the property can be found on the right, clearly identified by Harrison Murray's 'For Sale' board. "
