" Positioned on a large plot at the edge of the village overlooking open countryside to the south and west, The Old Rectory provides an excellent opportunity to acquire a substantial family home and guest annex in the delightful conservation village of Belton along with land and outbuildings extending in total to around 4.4 acres. There is also further land available by separate negotiation

ACCOMMODATION The Old Rectory is a large gothic Victorian property, constructed of rendered elevations under a slate roof the property is partially used at present as a bed and breakfast and camping and caravan site.
As can be seen from the floor plans the house is large (extending to over 5800 Sq/ft) and offers tremendous scope for refurbishment and redevelopment subject to any necessary consent.

The front door opens into a long Reception Hall which leads to the three main reception rooms all of which face south over the terrace and gardens. The Dining Room features a bay window and a marble fireplace, the Sitting Room has a marble fireplaces and double doors leading to the Drawing Room which has glazed double doors to the terrace and garden and a feature fireplace.
The Kitchen has a range of fitted wall and floor cupboards with worktops, a sink and range cooker. A door from the Kitchen opens into the Breakfast Room

(currently used for clients of the guest house). There are a number of other rooms on the ground floor including a Study which contains an Inglenook fireplace. There is also access to a large and carpeted cellar.

To the first floor the main staircase from the Reception Hall lead to the landing and the Principal Bedroom which has an En-Suite Bathroom and overlooks the terrace and garden. The principal guest bedroom has an en-suite bathroom.
There are five further Bedrooms on this floor 2 of them have a WC and a wash hand basin. There are two additional Bathrooms and a separate WC on this floor. The Old Rectory is approached formally from the Main Street into a circular gravelled turning area close the front door. A second entrance to the side of the house gives access to the service areas of the house and the stables and land beyond. To the south and west of the house, the formal gardens consist of well stocked borders and rose beds. Immediately adjoining the house there is a terrace overlooking the lawns where there is a stone built pond. There is also an outdoor swimming pool set within the gardens. Beyond the formal lawned and garden areas the land consists of grass paddocks. The grass paddocks beyond the pond are grazed. LOCATION Belton is a village with a strong sense of community. The village looks to and is well served by Uppingham which provides a good level of local amenities; in turn Uppingham is 4 miles from Oakham with its wider range of recreational and shopping facilities. There is an excellent range of state and private schools in the area including Uppingham, Oakham and Stamford. Rutland water is some 8 miles away and is an internationally renowned nature reserve and offers a superb range of recreational facilities including nature walks, sailing, fishing, cycle routes and activity courses. There is golf at Luffenham Health and Rutland Water, Greetham and North Luffenham. SERVICES Mains water, electricity and drainage are connected. None of the services have been tested by the agents.
