The current owners purchased the property in 2011 with modernisation works required. With the vendors leaving very few stones left un-turned in this magnificent property with works including new plastering and new flooring fitted throughout, overall 16 Castle Street is simply ready for the new occupiers to move their belongings straight in, put their feet up and start calling this wonderful property - home. Since the energy performance certificate was produced they have insulated the walls, added additional insulation to the loft, fitted new radiators to some rooms and fitted double-glazing throughout. Since then their family has grown, so they are looking for the next step on the property ladder, so you can be the one to benefit from all of their hard work over the years! The Property The current owners use the rear door for access so the first room you step into is the kitchen. Completely re-fitted in 2011 this now offers modern, cream fronted fitted units with solid wood worktops, Belfast style sink, fitted dishwasher, cooker and a fitted breakfast bar, a really light, modern room. The kitchen leads through to the dining room/lounge, this room was previously two and has been opened up into one into one impressive space! With oak flooring and a wood burning stove set into a brick and stone fireplace, it has bags of character and with the fire lit it creates such a cosy feeling. All of the relevant building regulations are in place after the structural work has been carried out. There is a second brick and stone feature fireplace as a focal point to the lounge and with a large window to the front and a south facing window to the rear the room has a light aspect. There is a useful utility room to the side of the dining room, which is open to under the stairs, this room houses the wall mounted boiler and has plumbing for a toilet which is very useful if you wanted to have that facility on the ground floor. The formal front entrance hall gives access to the stairs rising up to the first floor via a beautiful wooden staircase, with a galleried area as you look down from the landing.

The first floor accommodation is again in good order, with three bedrooms in total, including two doubles the largest with two fitted wardrobes and the second with a single fitted wardrobe. The third bedroom is a single. The family bathroom is at the rear of the property, with a fitted white suite, bath with shower over, it is well presented and has a good sized airing cupboard.

All in all, a charming, semi-detached town house, modernised to allow comfortable living and with plenty of character! Outside From the front you can access the property directly off the pedestrian pavement, however the current owners always use the rear entrance through the kitchen. Here you pass along the side of the house, through a gated access which leads to the rear garden. The garden offers a paved seating area but is mainly laid to lawn with a garden shed, flowering beds and borders. There is a play area for the children and with a gated access it is nice and secure. From the garden area a rear entrance back into the kitchen is accessed through the stable door.

The current owners park both of their vehicles at the nearby community centre and we are informed that they are asked to make a ?1 per week donation to the community centre which goes towards the upkeep of the facility. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon ? The Upper section of the Wye Valley. Builth Wells is famously known for playing host to the Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year. With a population of around two and a half thousand ? the positive impact this has on many local businesses located within Builth Wells is immeasurable.
