" INTRODUCTION For those looking for a spacious family home within easy access of Kendal town and with the luxury of country walks on their doorstep this is a property not to be missed. The generous garden to 3 sides provides ample space for children and keen gardeners. 

ACCOMMODATION This spacious, three bedroom house, situated within the sought after residential area of Heron Hill will be of particular interest to those with families, those wishing to buy to let or retire and also those interested in extending to own specifications, subject to planning consents.

On entering the property the spacious hallway with understairs storage and stairs leading to the first floor, is easy maintenance, having laminate flooring.

Through into the dining kitchen there is again laminate flooring and a good range of fitted wall and base units with an integral gas hob, eye level oven and dishwasher. There is plumbing for an automatic washing machine in the useful utility cupboard, along with a vent for a tumble dryer and the wall mounted gas fired combi boiler which is still under warranty. LOCATION Kendal is known as the Gateway to the Lakes and is located easily from junction 36 or 37 of the M6 motorway. Kendal train station links to Windermere Station and Oxenholme Station services London Euston.

The Valley Drive development has always proved popular with families as it is located within walking distance of Heron Hill Primary and Kirkbie Kendal Secondary School. Asda supermarket is a short distance and Westmorland General Hospital and the Oxenholme Train Station approx 1 mile away.
