SUMMARY

No.44 Kendal Green occupies a , fine elevated position, at the north-easterly corner of Kendal Green with excellent views from both the front and back. Helsfell is on the westerly horizon whilst Benson Knott and Whinfell Beacon are to the east.

Page 96 of the book 'Kendal Green' by John and Jean Coopey, refers to 44 Kendal Green; 'Dyson also designed his own very well specified house at 44 Kendal Green, for which planning permission was obtained in May 1936. A drawing of the house appears on the Kendal Civic Society chart.

It is understood that the Dyson family remained in the property until the late 1980's. The present owner bought the property in 1991.

The property has many individual distinctive features typical of the period but some of the design dates back to the Arts and Crafts movement at the turn of the 1900's,

including window catches to the leaded light windows, oak frames, polished striped oak floor boards to the dining room and the lounge, ornamental brackets to the cast iron rainwater goods and the connected down pipes. There is a majestic entrance hall, with heavily carved oak timbers and an archway. The theme continues on the stairway to the first floor landing with oak balustrades, banister rails and panelling.

There is some potential, if required, to alter and upgrade to suit individual requirements and taste. There is also scope, subject to satisfactory planning consent, to extend the property in the house to the rear.

There are pleasant gardens to the front on both sides of the entrance drive and extensive, tiered gardens to the rear which contain a fine variety of trees and shrubs.
