" INTRODUCTION Located on the second floor, this one bedroom retirement flat is one of only a handful with views over the river towards Kendal Castle. Recently redecorated, the flat has a lounge diner with view, good double bedroom with fitted wardrobe and a kitchen. The bathroom has some adaptations for those needing assistance and there is a good sized storage cupboard. A perfect location for those looking to watch the comings and goings of Kendal town centre. Amenities are closeby including supermarkets and Brewery Arts Centre. Designed for those over 60, Kent Court has a good residents community and facilities - ideal for those looking to downsize to a low maintenance home.  

ACCOMMODATION The communal front door and lobby with secure phone/intercom entry leads into a welcoming residents hall, open to a lounge. KITCHEN 7' 3" x 5' 4" (2.21m x 1.63m) Fitted with base and wall units with wood trim and pale worktops. Electric hob, electric oven and space for an upright fridge freezer. Stainless steel sink with drainer, an extractor plus a canopy over the hob. Wall light and tiling. 

BEDROOM 13' 11" x 8' 4" (4.24m x 2.54m) excluding wardrobe A double glazed window faces the front with lovely view to the river and Kendal Castle. Storage heater, two wall lights, and a large double wardrobe with mirrored bi fold doors. 

BATHROOM 6' 8" x 5' 1" (2.03m x 1.55m) Fully tiled the bathroom is fitted with a lower entry bath, a vanity wash hand basin and WC. A shower is fitted over the bath and there is a wall light above the inset mirror, a wall mounted electric heater plus an electric towel rail. 

EXTERNAL AND COMMUNAL FACILITIES On the ground floor is a communal residents lounge with windows overlooking the river and Kirkland. The house managers office is located on the ground floor and there is a guest bedroom/suite available for visiting relatives on a pre book basis. Communal laundry and refuse areas are at the rear of the development. A limited number of parking are available for carers and visitors and there are pleasant gardens with seating areas.
