" INTRODUCTION This 4 storey Victorian residence is located within a prestigious terrace close to the sought after residential area of Kendal Green. It benefits from 2/3 reception rooms and 5 bedrooms but is now needing modernisation throughout. There are fine elevated views to the front and a yard and garage to the rear.Viewings strongly advised 

ACCOMMODATION This attractive stone built house is elevated to take full advantage of the views.

Upon entering the hall you can still appreciate the some of the original features such as the cornicing and open spindled staircase which leads to the first floor. Entry to the cellar is from the hall, where there is a large room ideal for cold storage/wine cellar and numerous other purposes.

The primary lounge has a feature single glazed bay sash window with aspect to Benson Knott and there are glazed display cabinets built into the chimney recesses. There is a tiled open fireplace which currently has an electric fire in place.

A smaller reception room/study is located to the rear and again is versatile. It has a sash window with yard aspect and point for gas fire. At first floor level there is a sizeable landing with stairs to the upper floor and 3 generous bedrooms, two of which have fine views over Kendal to Benson Knott. There is a further rear bedroom which has a picture rail and slim storage cupboard. The bathroom comprises a WC, pedestal wash hand basin, panelled bath with mixer tap and tiled splashback. There is an airing cupboard housing cylinder and mounted heater.

At second floor there is eaves storage and two double bedrooms, these have some restricted headroom. 

OUTSIDE To the front of the property is a small gated garden area with steps to the front door.

The gated rear yard has an area for sitting, perfect for a bistro set and raised flower and shrub borders along with various outbuildings, a greenhouse and a garage 17'2 x 8'0 (2.44 x 5.25m) - accessed via a rear lane from the end of Airethwaite. This has an up and over door and light. 

DIRECTIONS Leave Kendal heading North along Windermere Road. Proceed up the hill passing St Thomas's Church on the left. At the junction with Queens Road and Green Road turn right and continue along passing Kendal Green on the left hand side. Approximately 200 yards beyond you will find Airethwaite which is elevated on the left hand side. 

LOCATION Kendal is known as the Gateway to the Lakes and is easily reached from Junction 36 and 37 of the M6 motorway. Kendal train station links to Windermere station and Oxenholme station services London Euston.

This location offers easy access to the town centre. (approx 200 yards). There is riverside walks and the Brewery Arts Centre for Arts, Cinema and socialising, doctors, shops, library, bars and restaurants are all close by. Kendal bus and train station are a short walk away.
