The accomodation comprises a porch, kitchen diner, living room, bedroom and bathroom.

Description
TENANCY AGREEMENT: Available for a period of a minimum period of 9 months, under the terms of an Assured Shorthold Tenancy unfurnished.

SERVICES: All mains services except gas.

COUNCIL TAX: Band 'B'

VIEWING: Strictly by appointment through our Kendal Office, 01539 721375.

RENT AND DEPOSIT: ?475 per calendar month exclusive payable monthly in advance.

The successful applicant(s) will be required to pay a deposit of ?700, prior to the commencement of the tenancy. The deposit will be refunded at the termination of the tenancy, subject to the property being left in a reasonable and tenantable condition. The deposit will be paid into a Tenancy Deposit Scheme.

COST OF REFERENCES AND TENANCY AGREEMENT: When the tenancy is offered to the successful applicant, references will be obtained by the Agents at a charge of ?15 plus VAT [?18.00] per person, to be paid to the Agents in advance.

The tenant will be required to pay for the cost of the preparation and execution of the tenancy agreement to be prepared by the landlord's agents.

The cost will be ?150 plus VAT.
OUTGOINGS: The tenant will be responsible for electricity, fuel, telephone, Water Rates and Council Tax.
