" INTRODUCTION With open views to the front, this traditional two bedroomed cottage is worthy of internal inspection. The outside space has scope to develop into garden areas whilst retaining the large parking area currently provided. Available with no upper chain, the property is conveniently located for the M6 and commuting to Kendal/Oxenholme Station 

ACCOMMODATION The gravel driveway leads to a UPVC double glazed door and into the Lounge. The central feature to the room is the stone fire surround with open fire - great for those cold winter nights. There are character beams to the ceiling, television aerial point and radiator. Integrated to the fire surround is a television stand area and shelving.

The adjoining kitchen has a range of base and wall units with work surfaces incorporating a stainless single sink with drainer and mixer tap. There is plumbing for a dishwasher, space for an electric cooker and extractor fan. There is a Worcester oil fired boiler; complementary splash back tiling and two UPC double glazed windows to the rear. There is laminate flooring and a radiator. Adjacent to the kitchen is a useful utility area with plumbing for a washing machine and a radiator.

The first floor landing has access to the loft (part boarded and insulated).

The larger of the two bedrooms faces the front aspect and from the UPVC double glazed window there are good views across fields and countryside. There are two built in cupboards, one housing the hot water cylinder. There is a radiator and telephone point. The bedroom to the rear has a UPVC double glazed window, radiator and television aerial point.

Fitted with a modern three piece suite, the bathroom has a UPVC double glazed window facing the rear and tiling to both the walls and floor. The suite comprises WC, pedestal wash hand basin and P-shape bath with Mira shower over. There is a radiator and over stairs cupboard.
 

OUTSIDE To the front of the property are large double gates leading to a good sized parking area. There is a seating area and scope for further landscaping and flower beds.

LOCATION Gatebeck is tucked away within the South Lakes landscape, near to the Lancaster Canal. It is approximately 15 minutes drive of Milnthorpe with and 10 minutes of Kendal town. The nearby village of Endmoor has shop, primary school and public house.

This is an ideal location for commuters as the M6 junction 36 is within minutes drive of this hamlet. There is easy access across into Yorkshire along the A65 which is closeby.
 

DIRECTIONS Proceed out of Kendal on the A65 towards Endmoor and Kirkby Lonsdale. At Summerlands turn left following signs to Gatebeck. Proceed over the bridge and then turn left towards Gatebeck. The property located a short distance to the right hand side
