" INTRODUCTION This 2 bedroom traditional mid terrace former school house cottage dates back over 150 years and offers character and charm. It has a spacious, detached, garden and generous workshop closeby as well as enjoying pleasant views to Preston Patrick Church. Although within semi rural hamlet, it offers excellent transport links. 

ACCOMMODATION On entering the property via the UPVC double glazed door you will appreciate the size of the lounge/dining area. It is full of character having beams to ceiling, exposed stone wall and multi fuel stove which is incorporated into a stone fireplace. There are three wall lights, two radiators (one vertical) and UPVC double glazed window with front aspect. Stairs leads to the first floor and 2 tread stairs to the kitchen.

Within the kitchen is a range of modern wall and base units with glazed display cabinets. The wooden contour worksurface incorporates a single drainer stainless steel sink unit. There is a fan assisted integrated oven with 4 ring electric hob over and stainless steel extractor canopy over. The rear room is via 2 tread stairs and has a wonderful Church view across open fields. It has a radiator fitted, coving to ceiling and 2 wall light points. There is a further double room to the front which has a quirky and useful minstral style galleried area. There is an attractive exposed truss beam, radiator and velux rooflight generating further natural light.

The bathroom consists of a panelled bath with Triton electric shower over, wash hand basin and WC. There is complementary tiling to walls, radiator and Velux rooflight. 

OUTSIDE To the rear of the property via a right of access along a pathway, there is a spacious,detached garden reached by steps to a level lawn with flower beds and soft fruit plots beyond. It has the benefit of backing onto open fields to the rear and there is a pleasant covered seating area for enjoying those lovely views towards Preston Patrick Church. LOCATION Crooklands is tucked away within the South Lakes landscape, near to the Lancaster Canal. It is approximately 10 minutes drive of Milnthorpe with the farmers market very second Friday and also of Kendal town. It is is within the catchment area for Queen Elizabeth Secondary School in Kirkby Lonsdale and Endmoor Primary School is closeby.

This is an ideal location for commuters as the M6 junction 36 is within minutes drive of this hamlet. There is easy access across into Yorkshire along the A65 which is closeby.  

DIRECTIONS From the M6 motorway at Junction 36 proceed towards the 2nd roundabout signposted A65 Kirkby Lonsdale. Take the first exit to Crooklands and proceed for approximately 300 yards passing the Petrol Station on the right. Continue under the motorway bridge and take the next right. There is a row of cottages on the left and the property is towards the centre of the terrace.
