" INTRODUCTION Presented in a contemporary style, this 3 storey property offers versatility with a WOW factor open plan living area. It boasts outstanding views to rear and large balconied area and garden for outdoor entertaining. Set on the fringes of Milnthorpe it is convenient for both secondary and primary schools, shops, bus service and M6. 

ACCOMMODATION The entrance hall provides access to the integral garage and has an open spindled staircase to the first floor. There is wood effect flooring, telephone point and all important storage cupboards. Door providing access to outside and radiator fitted.

There are two double bedooms at ground floor level both of which have a rear garden aspect and are fitted with radiators.

From the first floor landing there are stairs to the second floor which offers access to the master bedroom into the eaves. It is light and airy having 3 velux rooflights and has a large walk in storage cupboard with plentiful hanging space.

The en suite shower room offers a WC, corner wash basin and large walk in shower. Velux and heated rail. 

OUTSIDE To the front of the property is provision for 2 vehicles to park, there is gated access to the side leading to the rear garden. The single garage has power and light, up and over door and houses the meters. The rear garden has a large retaining limestone wall where beyond there is open countryside! LOCATION Ackenthwaite is a hamlet on the fringes of Milnthorpe, a semi rural village with a thriving community. Facilities include doctors, dentists, Booths supermarket, Spar with Petrol Station, good range of shops, a small local weekly market, public houses and the now very popular No.17 restaurant. Both Primary and Secondary Schools are located in the village. It is conveniently placed for easy access onto the M6 motorway from junctions 36 or 35 and into the Barrow penninsula. It is well placed for access into Milnthorpe by foot, car or bus. There is a reliable bus route to Kirkby Lonsdale and Lancaster.
