" INTRODUCTION This comfortable and charming 2 bedroom railway cottage has undergone extensive upgrading to provide a modern fitted kitchen diner and bathroom as well as a contemporary stylish theme throughout. A wood effect worksurface incorporates an enamelled bowl & ½ single drainer sink unit with chrome mixer tap and tiled splashback. An integrated Hotpoint fan assisted oven, 4 ring hob and AEG extractor canopy is included and plumbing is in place for a dishwasher/washer There is good natural light from the 2 Velux rooflights and double glazed window to rear. Attractive slate floor with under floor heating. A stable door provides access to the rear yard.

At first floor there is a master bedroom which has a pleasant front aspect, stripped pine floorboards, built in double wardrobes and feature alcoves to chimney breast. A television point is connected and electric storage heater. The 2nd bedroom has a rear aspect, stripped pine floorboards and access to loft via hatch. There is also an electric storage heater connected. A contemporary 4 piece bathroom suite is fitted with WC, wash basin, separate shower cubicle and tiled bath with mixer tap. Chrome heated rail and tiled floor. 

OUTSIDE To the front of the property is a gated cottage style garden with mature shrub borders and lawn. The vendors inform us that they also have use of an additional garden space (belonging to the neighbour) which adjoins the canal side and offers a pleasant decking area and vegetable plot.

LOCATION Carnforth is easily accessed from the M6 motorway from Junction 35 and is an ideal location for those who travel regularly or commute. Kendal and the Lake District are reached at Junction 36 and the City of Lancaster at Junction 34.

It has a wide range of amenities including primary and secondary schools, Post Office, Train Station, Booths & Tesco supermarkets and petrol station. It also has the benefit of canal and countryside walks literally on the doorstep. 

DIRECTIONS At Junction 35 of the M6 motorway (Carnforth) roundabout, take the A601 slip road signposted Nether Kellet. At the junction take a right heading to Carnforth passing the High School on the right. Continue for approx. 300 yards and upon approaching the traffic lights at Canal bridge take a turn through an opening in the wall and proceed down the private lane alongside the canal. At the end of the lane Canal Cottages can be found and the property is situated in the middle of the terrace.
