" INTRODUCTION Three spacious bedrooms, kitchen with space to dine together and a ground floor wc - all the things families usually ask for. There is modern decor throughout and tiled and laminate flooring to the ground floor. The rear garden is private with trees to one side and there is ample parking at the front. The cul de sac location will appeal to a range of buyers. Subject to a local occupancy clause 

ACCOMMODATION Located to the corner of this cul de sac, the approach to the property is via the gravelled driveway and front path and into the entrance hallway. There is a cupboard under stairs with built in desk area, laminate wooden flooring and a radiator.

The lounge has continuing laminate flooring and dual aspect windows making this a light room. Well decorated there is a feature chimney breast with contemporary wall mounted electric fire. Radiator and TV point.

The dining kitchen enjoys an outlook over the garden and has been well fitted with pale maple style base and wall units with dark work tops and integrated electric hob and oven. There is a stainless 1.5 sink with drainer and space for a fridge. There is a useful breakfast bar and ample space for a dining table. Both the splashbacks and floor have been tiled.

LOCATION Arnside is to be found tucked away in an Area of Outstanding Natural Beauty with views across to Grange Over Sands and the Lake District mountains. There are woodland walks close by, over Arnside Knott. The primary school, shops, church, doctors, dentists, pubs and cafes are within walking distance of the property. The local railway station has links to Manchester, Grange, Ulverston and Barrow. The M6 motorway junctions 35 and 36 are nearby. 

DIRECTIONS On approaching Arnside at the junction beneath the railway bridge take a right turn onto the Promenade and proceed past the shops to the end reaching the Albion Pub on the left. Bear sharp left and proceed up the hill passing the turning for Redhills Road. Continue past the play park on the left and carry on up Silverdale Road. Stewart Close is on the right hand side with the property is in the far right corner.
