" INTRODUCTION Located off Church Hill, this deceptive property has panoramic views over the estuary and to the Lakeland Fells beyond. Although the property has an unusual layout, there is a good amount of accommodation on offer which would be ideal for a buyer with a dependent relative/teenager or frequent visitors. The deck accessed from the kitchen is a lovely addition to the property, an ideal place for seating and a glass of wine 

ACCOMMODATION Approaching from the driveway, the property has the unassuming front appearance of a bungalow. Upon entering the property, the size of the accommodation becomes apparent.

The hallway has a built in cupboard, radiator and laminate style flooring.

The living room has triple aspect window and panoramic views over the estuary to the rear. Possibly suitable as a master bedroom, there are inset alcoves and two radiators. The large dining kitchen is fitted with quality base and wall units with beech doors and granite worktops. There is a one and a half bowl sink, Neff double oven, ceramic hob, cooker hood, dishwasher and microwave. There is a radiator. The second bedroom could also be used as a dining room if required and has three windows overlooking the front garden and a radiator. There is access to the side hallway. The main bathroom has a four piece suite and a high level window.

A second front door leads into the side hallway. Stairs lead to the first floor, making this part of the house separate if required - ideal for guests or independence for a relative. The first floor lounge has large windows overlooking the bay, two radiators and big storage areas; a door leads to a bedroom
