POPULAR LOCATION Kirkes Road can be found at the top of an area known as Moorlands in the south of Lancaster. The area is known to many as ''Little Scotland'' as all the street names have been named after Scottish cities. From the top of this area there are fantastic views over the city towards Morecambe Bay and the Lakes beyond. Close by you will find handy local amenities, bus routes, churches and of course the very popular Williamsons Park which offers approximately 52 acres of open space and houses the impressive Ashton Memorial. The city centre with all the high street shops and vibrant night life is only a short distance away. A BRIEF DESCRIPTION We love this home and after you have been around we are sure you will too. The main front entrance opens into the open plan lounge/dining area which is a truly wonderful space. The main features of this room are the multi fuel stove, sash windows and the open plan staircase. To the far end of the ground floor you will find a lovely fitted kitchen with a feature Belfast style sink. Upstairs there are two double bedrooms and a three piece bathroom with a beautiful claw and ball style cast iron bath. Externally you will find there is a small enclosed garden to the front and a very well maintained rear garden which faces south and gets the summer sunshine all day long. The home has many original features and is for sale with no chain. THE GROUND FLOOR Walking in from the main entrance at the front you will immediately find yourself in the dining area where you could be enjoying lovely meals sat in front of the sash window after a long hard days work. The decoration has been kept simple so will really go with any style of furniture. This area is open plan to the main living space which features an open plan spindle balustrade staircase and a fantastic multi fuel burning stove to keep you warm on those winter nights. A window looks out into the rear garden which also allows in ample natural light giving this room a dual aspect to both the front and rear. The kitchen can be found to the rear and has been fitted in a country style with real wood units and work surfaces. There is an integrated electric oven and hob and space for the other expected white goods. A great feature to this room is the original Belfast style sink and there is also a glazed door opening to the rear. THE FIRST FLOOR The master bedroom is a great sized double room which features neutral decoration and exposed, stripped floorboards are on show. An original sash window overlooks the front and also provides partial views towards the Bay and Lakes beyond. The second bedroom is again large enough to be classed as a double room and once again has exposed floorboards which we think is a nice feature in a house of this age. A sash window overlooks the rear garden and gives the room a bright and airy feel due to the southerly aspect. Also on the first floor there is a great sized bathroom which offers an original claw and ball style cast iron bath which has just been re-enamelled. You will also find the old style high flush toilet which again will appeal to many and there is a wall mounted hand wash basin. The bathroom also has a sash style window and an exposed timber floor. THE GARDEN Kirkes Road is set back from the road by a forecourt garden. It's attractive with it's mature planting and quirky palm tree. A mature hedge provides privacy from the road. A path leads to the front door.

The rear courtyard is simply delightful. Facing south, it's great for sun lovers. The courtyard has been decked and designed with pleasing seaside theme. There's mature planting and wooden decking. We simply love it! "
