" 17 Baker Lane is a beautiful double upper flat located in the very heart of central St Andrews in a pedestrian street which links Market Street and South Street positioning it extremely well for all local amenities including University, shops, restaurants, bars, golf courses, beaches, etc.
To the front of the property on Baker Lane there is a public owned garden space with mature trees providing an idyllic seating area away from the hubbub of the busy streets of St Andrews. Access to the property is to the rear via a private staircase which rises to first floor level and overlooks a sunny well kept shared garden. There is a small balcony outside the front door providing a seating space allowing views over nearby gardens towards the Cathedral and St Rule's Tower.
The front door opens into the spacious hall which gives access to ground floor accommodation into the new stairway which leads into the loft conversion. At first floor is the open plan lounge/dining room/kitchen, bedroom one and the shower room. Upstairs is bedroom two and an open landing which could provide storage or a study area as desired. The property has been completely refurbished with the renovations and so comes to the market in truly walk-in condition.
